Its mission is to preach the gospel of Jesus Christ and to meet human needs in His name without discrimination.Position SummaryThe Divisional Property Manager reports to the Divisional Property Director. He/she assists the Divisional Property Director to oversee all construction, maintenance, and property related functions in part by managing the team's day-to-day and the processes that govern their movement. This position is 2nd in charge of the property department and designed to manage day to day and systems while the Director tackles large projects and establishes the systems that govern the department.Salary Range: $105k/yr. - 115k/yr.Essential FunctionsRecommend and reviews request for maintenance or remodel for assigned properties through-out the divisionResponsible for obtaining, and reviewing bids for maintenance and project through-out the divisionManage the staff and process of property project managers to ensure the field is being served efficiently and at a high quality.Assign projects to the project managers and manage their work product and customer service.Ensure that all areas of the department are running smooth and meeting out customer's needs.Review and make recommendations as needed on all insurance claims through our insurance claims specialist.Have oversight of property taxes and planned maintenance projects through those staff members.Ensures all necessary documents for proposals are attached for submission to CFC for approvalRegularly inspects assigned properties document needed repairs maintenance and hazardsPerforms quality assurance and quality control for contracted maintenance and construction workAt times may be asked to perform actual maintenance and construction task that fall within specialty license if applicable.Driving to site/corps locations as needed to assist officers and directors with large scope projects.Oversee construction projects assigned by Property DirectorAssists in processing acquisition and sales of propertiesAssist Property Director in preparing and managing capital and maintenance budgetsAssist Risk Management Department with the buildup phase of insurance related workAssist Property Director in establishing the 5 years and the 10-year capital plansMinimum of 30% travel in the field requiredOn-time and regular in-person attendance is a must

Working ConditionsAbility to walk, stand, bend, squat, climb, kneel and twist on an intermittent or sometimes continuous basis. Ability to grasp, push, pull objects such as files, file cabinet drawers, and reach overhead. Ability to operate computer, fax and telephone. Ability to lift up to 25 lbs.Minimum QualificationsHigh School diploma, equivalency degree or demonstration of equivalent skillsBachelor's Degree preferredCalifornia General Building Contractors License or Specialty License preferredAt least 8 years' experience in maintenance and/or construction fieldsMinimum of 3 years experience supervising a team
