FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
POSITION SCOPE
Responsible for ensuring the efficient operation of the property under the direction of the Property Manager. Able to assume responsibility for the property in the absence of the Property Manager and Leasing Professional.
DETAILED ROLES & RESPONSIBILITIES
Develop and maintain first class customer service relationships with prospects and residents.
Ensure leasing office, tour path, model apartment, vacant apartments, amenities and general curb appeal of community is impeccable. Take Sparkle Bucket to spot clean any vacant available if necessary to maintain the high standard of which FCI Residential is synonymous for.
Sell the community’s features and services to prospects with thorough product knowledge of the property, sister properties and competitors.
Secure a high percentage of the property’s overall closed leases by converting phone calls and internet leads to appointments, tours to leases.
Ensure guest’s information is complete and entered in the property management software and follow up is completed for prospects.
Accurately prepare and have thorough knowledge of all lease-related paperwork. This includes processing applications, preparing move in information, lease files, renewal letters and lease, move out requests and any other forms utilized as they relate to leasing and resident relations.
Support the Property Manager by contributing to weekly and monthly financial reporting.
Handle in-house collection efforts for outstanding balances from former residents.
Oversee the audit and management of the property's renter insurance policies to ensure compliance.
Manage the make-ready process, ensuring the maintenance team is coordinating effectively on dates, tasks, and adhering to quality standards for timely completion.
Manage and resolve resident concerns courteously and timely. Follow up with residents to ensure quality customer service is given.
Review performance reports weekly. Use data to analyze what is needed to lease available and upcoming apartments. Make recommendations to Property Manager as to what you believe will help the process.
Actively engage in marketing and assist with developing and implementing strategies to increase property traffic and internet leads.
Plan, organize and conduct resident functions.
Create content for social media.
Manage rent collection by timely posting rents, distribution of legal notices and communication with delinquent residents. Files turned over to attorney by the 15th of each month.
Maintain delinquency below .8% and goal is to close each month with zero delinquency.
Weekly review with Property Manager of renewal status for 90 days: number of leases expiring, renewed, pending and notices to vacate. Follow up and secure signatures for renewals.
Oversee and mentor Leasing Professionals on how to handle resident issues, proper leasing procedures are followed, phone calls are professional and appointments are secured. Make recommendations to the Property Manager for Leasing Professionals development.
Assist the Property Manager in subsequent orientation, training and scheduling of all office personnel.
Prepare market surveys weekly and have full knowledge of competitors’ features in comparison to your community. Must visit the properties twice yearly.
Possess thorough knowledge of and ability to exercise judgment and discretion in applying and interpreting policies and procedures.
Complete required training courses either online or in person meetings.
Assist in placing, removing/updating banners, balloons, bandit signs, A-frame signs, flags etc.
ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)
Self-starter, who takes initiative, works well independently and has the ability to organize and prioritize workload.
Sound technical skills, analytical ability, good judgment and strong operational focus to coordinate and perform multiple projects simultaneously.
Ability to establish credibility in the organization with both management and team members while maintaining effective working relationships.
Ensure a professional appearance and manner for oneself and all personnel at all times.
Strong written and oral communication skills.
Meticulous attention to detail.
ESSENTIAL WORK EXPERIENCES
Two years minimum experience in residential property management or related field as required.
ESSENTIAL EDUCATION REQUIREMENTS
HS Diploma is required.
Associates degree in related field is a plus.
