Job Title: Facilities Project Manager

Minimum Qualifications:Bachelor's Degree or higher in Architectural, Engineering discipline or a related field; or related work experience;Five (5) years' experience in Architectural, Engineering or a related field;Knowledge of building construction and design principles; construction methods, materials and safety practices; contract and project management techniques;Ability to oversee multiple construction and /or renovation projects; work with contractors and design professional to develop solutions while balancing objectives such as performance, quality and safety; ensure construction and remodel projects are completed and executed in compliance with established guidelines;Ability to develop building estimates and feasibility studies;Knowledge of Federal, State, and local building codes, ordinances, and regulationsRead and interpret construction drawings;Ability to effectively manage scope, schedule and budget of all assigned projects from initiation to conclusion;Able to communicate effectively verbally and in writing with a diverse audience to include Academia, RRPS Leadership, Design Professionals and Contractor;High level of proficiency with software to include AutoCAD, MS Office suite including Word and Excel;Ability to work under pressure and meet deadlines;Must have a valid driver's license and an insurable driving record; andProven ability to maintain records and prepare reports.Preferred Qualifications:

Master's Degree in Architectural, Engineering discipline or a related field;Ten (10) years' experience in Architectural, Engineering or a related field;Knowledge of architectural and engineering design and planning principles and procedures;Technical knowledge of building components and their function;Advanced project planning, management and leadership skills within area of professional expertise;Ability to make complex operating, administrative and procedural decisions;Skills in workflow analysis and management;Ability to perform site inspection and/or approve installations;Ability to select, evaluate, coordinate and quality control the activities of professional consultants;Knowledge and understanding of contract documents to include ability to review SD, DD and CD documents;Familiarity with various software such as Word, Excel, AutoCAD, Microsoft Project, eBuilder;Knowledge of budgeting, cost estimating and fiscal management principles related to complex, integrated facilities construction projects;Ability to provide technical leadership to project development teams that include consultants, independent building contractors and RRPS internal groups (IT, Safety & Security and M&O); andWorking knowledge of the NM State Procurement Code and GSA contracts.Essential Job Responsibilities:

Under the general guidance of the Executive Director of Facilities, Directs and coordinate the work of architects, engineers, and contractors following the award of all construction projects, renovations, and major and minor repairs. Manages programming, design, bidding/procurement, construction and warranty phase;Provides feasibility studies with associated estimates. Manages the development of process of projects and serves as the primary liaison between client group, consultants and various institutional services units. Reviews project for constructability, code compliance and completeness of documentation, according to phase objectives;Inspects construction to monitor progress while ensuring conformant to the Contract Documents;Manages pay applications and negotiates change order from consultants and contractors;Performs all aspects of coordination, scheduling, selection, and installation management, including conferring with supervisory personnel, owners, contractors, or design professional to discuss and resolve matters such as work procedures, complaints, or other construction issues;Tracks construction though its lifecycle, from the initial award of construction projects to warranty;May lead or manage the planning and installation of furniture, fixture and equipment;Responsible for occupant move-in to new or renovated facilities;Prepares and submits budget estimates, progress reports, or cost tracking reports;Plans, organizes, or directs activities concerned with the construction or maintenance of structures, facilities, or systems;Investigates damage, accidents or delays at construction site to ensure that proper construction procedures are being followed;Prepares Requests for Proposals (RFP) and Contracts as well as negotiates revisions to contractual agreements (for approval by the Director of Facilities) with architects, consultants, clients, suppliers, or subcontractors. Ensure compliance with state and federal requirements;Complies with state-approved New Mexico Administrative Code of Ethical Responsibility of the Education Profession and the RRPS Employee Standards of Conduct and upholds and enforces rules, administrative directives and regulations, school board policies, and local, state and federal regulations; andPerforms related duties consistent with job description and assignment as assigned by the Facilities Executive Director.

Contract:

Normally eight hours per day, 240 days per year; additional time as may be required.
