Be the difference.Job SummaryDirectly responsible for planning and project management of large (greater than $10 MM) real estate, design and construction projects for Prisma Health. Work along side Facilities Development Department Directors in project pre-planning for major strategic facility initiatives. The Senior Project Manager manages all of the resources necessary to plan, define and implement the assigned large and other assigned capital projects including timely leadership of all project roles for new construction and renovation programs. Functions as the System's representative with developers, architects, consultants, contractors and governmental entities directly related to assigned projects. Directly responsible for ensuring that project objectives of cost, quality and schedule are achieved while satisfying the requirements of the System and end users. Provide project management guidance to project coordinators and project managers. Provide counsel to Facilities Development Department Directors with respect to staffing, project loading, and project manager capabilities. Applies proactive management techniques to assure delivery of project goals.
AccountabilitiesPROJECT ORGANIZATION/LEADERSHIPAccurately assess, reflects, and documents customer needs and expectations for distribution to the project team.Create, assemble, and organize project teamsCoordinate selection of project team membersPrepare project risk assessment and approaches to mitigating riskSkill set to negotiate lease on behalf of GHSDevelop and present project updates.Develop contract strategy and negotiate contractsPrimary interface responsibility includes campus presidents, department heads, executive management, and administration.Participates in and documents regular project meetings for all assigned projects and represents the Owner's interests in discussion of project issues.Insures preparation and completion of all relevant project documentation to the GHS and GHSUMC project delivery processIdentify long lead items and communicate to project team.PROJECT ORGANIZATION/LEADERSHIPFacilitate and monitor Issue ListManage team interactions and dynamicsKnowledge of project contracts and ensuring that project team complies with the contractsAssures that input and support to project development and "customers" is provided in a timely manner by other GHS departments such as IS, SDC, and EngSecure customer approval on initial budget, schedule, RACI chart, and occupancy economic terms.Prepare documentation as described in the space lease for landlord's approvalPrepare monthly request to landlord for funding of Approved Project Budget costs.Assemble documentation on final square footage and tenant improvement costs for tenant and landlord approval.PROJECT PROGRAMMING AND DESIGNPrimary interface responsibility includes campus presidents, department heads, executive management, and administration.Responsible for development of project scope.Explore and evaluate site alternatives (if applicable)Provide alternates means and methods.Subject matter expert in specific technical area(s) (e.g. architecture, mechanical, engineering, real estate contracts)Prepare written Project ScopeReview construction documents to insure user's criteria have been metClose purchase orders and contract accounts.Coordinate final inspections by regulatory authorities.SCHEDULE & BUDGETResponsible for setting and establishing the entire project schedule.Monitor project schedule and provide monthly customer updatesResponsible for the entire project budget.Oversee Facility Development components of the project budget.Monitors project budget line items and report on any potential or actual overages.PROJECT EXECUTION AND CONSTRUCTIONLead project team meetingsParticipate in meetings with campus presidents, department heads, executive management, and administration.Overall responsibility for the project in all aspects including the overall quality, and scopeProvide start-up documentation, monthly reports and project closeout documents to the Planning Group. (DHEC)Assure that input from "customers" and Facilities Development is provided in a timely manner by GHSUMC departments.Plan, direct and coordinate project team's activities.Facilitate and schedule Information Systems' activities (cabling, network, phone, and computers) on projectConfirm Project Team is complying with GHS Safety and Infection Control ProgramSchedule life safety, security and AV systems meetings and activities.Monitor and assure utility shutdowns are coordinated with Community Facilities EngineeringReview and provide recommendation on Contractor pay application.Review and provide Owner input on change orders and contractor claimsPrepared and complete punch list with customers and contractors.Organize and submit project close-out documentation.Lease AdministrationPrepare documentation as described in the space lease for landlord's approvalPrepare monthly request to landlord for funding of Approved Project Budget costs.Assemble documentation on final square footage and tenant improvement costs for tenant and landlord approval.DEPARTMENT LEADERSHIPDirects design, renovation, and construction efforts on behalf of the system.Responsible for developing and implementing product standards & processes.Evaluation and assessment of project manager staff skill setsProviding guidance to project coordinators and project managers on means and methods for improving project management skillsDeveloping tools that assist project managers better manage projectsSupervisory/Management ResponsibilityThis is a non-management job that will report to a supervisor, manager, director, or executive.Minimum RequirementsBachelor's Degree in Construction Management, Engineering, Design, Business, Finance or related fields5 years of Facilities planning /project management experience with 5 Yrs Large (>$10M) Project ManagementRequired Certifications/Registrations/LicensesN/AIn Lieu Of The Above Minimum RequirementsMasters degree in Construction Management, Engineering, Design, Business, Finance, or a related field with 3 years relevant experience.Other Required Skills and ExperienceDemonstrated ability to prepare project scope, budget and schedule documents requiredExperience in design and construction within healthcare environments preferredExperience with mechanical / electrical engineering systems requiredDesign and construction project management experience for capital projects including broad knowledge of other professional areas in project management requiredFamiliarity with construction contracts and construction delivery strategies requiredWork ShiftDay (United States of America)
