A Brief OverviewReporting to the Director of Asset Management, the Asset Manager is responsible for the financial and operational oversight of Hunt's military housing portfolio at the site level. The Asset Manager is charged with maximizing the performance and value of each military asset to which he/she is assigned. The position works collaboratively with Executive Leadership, Development/construction, Accounting, Legal, Marketing, VP's of Operations, Directors of Operations, and Financial Support Teams to carry out Asset Management duties and provide recommendations to senior Hunt Military Community management.
What you will doReviews and supervises the performance of the Property Manager retained by the project by conducting site visits and performing financial analysis as needed. Provides feedback to VP Operations and Directors of Operations on how to improve revenue, NOI, and EBITDA.In coordination with Property Management, directs the timing and preparation of annual operating budgets. Participates in annual budgeting process, including a detailed review of all budgeted BAH, market rents, expenses and capital expenditures, comparisons of budget projections to pro forma and to historical property performance, comparisons to corporate debt service projections and comparisons of budget assumptions to relevant industry benchmarks.Ensures comprehensive understanding of asset-specific market dynamics and asset positioning; makes recommendations to Owner as needed if assumptions should be adjusted. Manages budget Q&A process with government partner.Assists in resolving ownership issues with the military partners by providing analysis and supporting documentation. Works with military partners and their consultants in resolving project issues.Assists Owner with resolving issues with government partners by providing analysis and supporting documentation. Works with military partners and their consultants in resolving project issues. Attends required site assessments as well as those requested by government partner.Assumes responsibility for ad hoc financial analysis for project, including analysis for follow-on phases and new projects. Assists in the closing of these projects by reviewing financial documents and closing financial models. Runs "what-if" and sensitivity scenarios as required by internal/external stakeholders, including Director of Asset Management.Updates and reviews quarterly and as needed pro formas. Provides assumption inputs and reviews for accuracy and functionality.Participates in project restructure negotiations; directs restructure financial modeling efforts by providing model assumptions/inputs and reviews models for accuracy and functionality.In coordination with Property Management, prepares annual budgets for both short- and long-term capital and recapitalization/reinvestment expenditures that are required to maintain the project in good condition and repair.Evaluates sources and uses for capital programs.Manages oversight and supervision of project capital programs. Manages interactions with government partners regarding a project's capital plan/program.Performs variance analysis of project performance against budget and pro forma. Evaluates variances and identifies and recommends solutions to emerging operating issues. Reviews leasing activity and, in cooperation with Operations, makes appropriate pricing recommendations relative to leasing waterfall, per Project Business DocumentsWorks with the Energy Manager to conduct utility analyses related to consumption, rates and billing, etc. Identifies opportunities to reduce utility/energy expenses. Directs site-specific energy initiatives in coordination with Energy Manager.Reviews the appropriateness of property taxes, personal property taxes, improvement assessments, fire/police charges, and other impositions applicable to the project and advises the Owner on how to best address increases in these expenses.Participates in tax appeals and challenges, in conjunction with counsel and property tax consultants. Supplies relevant property information and assists with target value calculationsReviews project matters and issues to ensure compliance with legal documents. Identifies and proposes changes when necessary. Coordinates with lenders, government partners and counsel to amend project documents, as necessary, with Project Owner review and approval. Updates Owner with timely reports covering legal actions.In cooordination with Property Management, drafts and manages Annual Business Plans for a portfolio of projects. Ensures business plans detail asset-specific strategies and that the business plans are appropriately aligned with project operating and capital budgets from both a short- and long-term perspective.In coordination with Risk Management, reviews the adequacy and sufficiency of all forms of insurance required by law or reasonably deemed by Asset Manager necessary or needed to adequately protect Owner and Asset Manager.Participates in the management of losses and associated claims - provides notice to stakeholders, monitors the receipt and use of proceeds, identifies alternative funding sources, as necessary.Serves as a primary point of contact for servicers and lockbox agents. Reviews and monitors project financial reports and cash activity, including receipts of revenues and disbursements to ensure activity is aligned with project legal documents and financial and strategic plans. Monitors cash waterfall activity, including disbursements for expenses, fees and Owner distributions.Assists the owner with acquisitions by providing analysis including the local market, operating expenses, rental income, occupancy and lease-up; assists owner with thorough due diligence and acquisition stages as requested.Assists owner with dispositions of excess land by providing analysis including a view of the local market and sales prices, repairs or capital expenditures that may be necessary, and assists in the delivery of due diligence materials.Assists owner with administration of mortgage loans, including preparing loan packages for submittal to lenders, analyzing mortgage loan market and available interest rates, loan terms and structures, and assists in obtaining/delivering submittals required by lenders as a condition to loan closing.Upholds all Company policies, goals, and values.Monitors cash activity and leading initiatives associated with addressing shortfalls in the project cash account.Assists in generating EBITDA and cash projection analysis for Executive Leadership team and the Board of Directors.Tracks and validates revenue generated items for the organization (i.e., performance incentive fee management through the PIF tracker by way of validating data, computing management fee basis, submitting/tracking approval packages to the Partner, and submitting/tracking payment sent to custodian).
QualificationsBachelor's Degree from an accredited college or university with a focus in real estate, finance or economics, or related discipline Required andMaster's Degree PreferredAt least 5-10 years of progressively responsible experience in Real Estate Asset or Financial Management of projects through deal structure and pro forma analysis RequiredMust be detail oriented and able to prioritize, multi-task and work within specified deadlines.Ability to identify problems, collect and analyze data and draw logical conclusions.Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.Analytical and detail-oriented with strong organizational skills.Excellent written, verbal, and interpersonal communication skills.Strong computer skills including, proficient in use of Excel and MS Office.Ability to pay close attention to detail, work independently.Required to possess and maintain a valid driver's licenseAbility to maintain confidentiality.Requires a reliable, self-motivated, team player who pays close attention detail, demonstrates strong communication, and business literacy skills.Demonstrates discretion and ability to maintain a professional attitude and appearance.Effectively envision, develop, and implement new strategies to address competitive, complex business issues.Takes initiative to identify and anticipate business needs and make recommendations for implementation.
CompensationWe are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $116,000 - $146,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer.
