Overview:
Manages and executes the monthly, quarterly, and annual accounting processes as they relate to a one million square foot Class A office, retail and parking garage development, known as Queen City Square. Manages and executes the budgeting, reporting and forecasting as well as the day-to-day financial operations relating to the property. Manages and executes the processes used to allocate costs between the office, garage and retail components of the property. Works with minimal supervision and is responsible for making an established range of decisions, escalating to AVP and director when necessary and updating AVP and director on a regular basis.Responsibilities:What you will do:Manages the day-to-day details of the on-going accounting processes necessary to maintain complete and accurate financial reporting packages for management and ownership. Prepares complex accounting, budget and property journal entries.Ensures that the property management and accounting system (Yardi) is properly maintained and accurately reflects the financial provisions of the underlying lease documents. This includes managing and executing the Lease Administration System within Yardi for accurate tenant billing.Prepares complex monthly financial statements and consolidate monthly reports for Asset and Senior management. The detailed analysis explains the month-to-month and year-to-date fluctuations in the Property's financial statements along with variance comments. These packages consist of balance sheets, operating statements, proforms and other required financial reports and supporting schedules (for straight-line rents, etc.).Manages the execution of the annual budget creation process and reforecasts for the property. Prepares two separate Budgets - one for the tenants/OPEX and one for ownership/corporate.Manages the Annual Operating Expense Reconciliation process for the property adhering to Lease terms.Identifies and leads the implementation of accounting and financial process enhancements to improve efficiency and effectiveness for accomplishing objectives of the department/enterprise.Monitors compliance with Generally Accepted Accounting Principles (GAAP) and enterprise policies and procedures.Works closely with the third-party service provider managing the parking garage to ensure they have implemented effective financial controls and reporting systems. Ensures that parking garage financial activity is appropriately incorporated in the partnership financial statements.Prepares and analyzes complex accounting and financial deliverables. Provides accurate and timely responses to accounting and financial inquiries received from a wide variety of internal and external sources.Verifies bank reconciliations are complete and accurate, and ensures that reconciling items are investigated and resolved in a timely manner.Ensures that accounts receivable, accounts payable and other financial transactions are processed and recorded in an accurate and timely manner.Prepares monthly tenant invoices that accurately reflect charges for Base Rent, Operating Expenses and other additional charges. The processing of invoices and receipts through Yardi is integral to the property.Collaborates with Enterprise Treasury Cash Management and Asset Management to ensure efficient utilization of cash balances.Works closely with Asset Management to ensure compliance with all financial and reporting requirements related to the entity's bond indebtedness.Prepares monthly management fee calculations and invoice.Prepares and remits State of Ohio Sales and Usage Tax for the property.Prepares monthly distribution calculations.Performs other duties as assignedComplies with all policies and standardsQualifications:
Bachelor's Degree Accounting or finance. (Required)4-6 years Extensive knowledge of real estate accounting and related Generally Accepted Accounting Principles (GAAP). (Required)Proven experience coordinating multiple projects/assignments simultaneously, and completing assigned tasks accurately and on a timely basis. Must demonstrate strong attention to detail with excellent organizational skills. Expected to cite examples of organization and time management methods used to manage or prioritize workload demands. Must demonstrate project management experience in planning, executing and maintaining a project from start to finish. (Required)Proven examples from work experience of going above and beyond the call of duty to assist team members. (Required)Demonstrated experience in customer service or client management. (Required)Proven examples from work experience demonstrating flexibility to meet department and customer needs. (Required)Demonstrated experience effectively handling customers and providing excellent service. (Required)Extensive work experience with, Yardi, MRI or comparable general ledger systems. Must cite examples of successfully organizing and effectively completing projects where given little or no direction.Proven strong analytical skills, including demonstrated experience identifying and quantifying problems and providing effective resolutions.Demonstrated excellent verbal and written communication skills with ability to convey information to internal and external customers in a clear, focused and concise manner. Ability to successfully interpret and communicate business needs between internal groups and external vendors in a clear, focused and concise manner.Demonstrated ability to effectively interact and communicate with all levels of staff and management.Proficient in word processing and spreadsheet applications (Excel).Maintains an in-depth knowledge of current GAAP accounting principles. Maintains limited knowledge of statutory accounting principles.Working knowledge of Yardi Voyager or similar property management software applications.Certified Public Accountant (CPA) Upon Hire (Preferred)Work Setting/Position Demands:Works in an office setting and remains in a continuous stationary position for long periods of time while working at a desk, on a computer or with other standard office equipment, or while in meetings. Performs substantial movement of wrists, hands and fingers for continuous computer work. Extended hours required during peak workloads or special projects.Travel Requirements:None
