Project Superintendent Full Time

Client is a Real Estate Developer and General Contractor for commercial, mixed use, apartment, and condo projects ranging from $3 Million to $30 Million. All ground up projects. Headquartered in Cornelius, NC.Overview:Superintendent works under the project manager and supervises and coordinates subcontractors for projects.The superintendent will be responsible for overseeing, coordinating and documenting all aspects of the site construction project activities including planning, organizing, and managing all resources.The superintendent will also be responsible for ensuring that the project is completed on time, within budget, and to the highest quality standards.Responsibilities to include;Excellent communication and leadership skillsKnowledge of construction best practices, building codes, and safety proceduresAbility to read and interpret blueprints, schematics, and construction documentsExcellent Organizational skillsExcellent critical thinking skills and ability to adapt to changing needsPermits and inspections. Able to schedule inspections in advance.Ability to oversee multiple projectsSuperintendent:Keep daily log bookSubcontractor daily sign-in sheetManages T & M Ticket bookDevelop and manage project scheduleEvery week update - 3 week look ahead scheduleKeep sub’s up to date on schedule. At least One week notice.Verify material deliveriesReview general conditions and general requirementsSafety – tool box talks – weekly meetingsDevelop and implement site logistics planHold weekly subcontractor meetingsCoordinate 3-party inspectors/testing agenciesAssist Project manager in subcontract scope of work for contracts review.Identify issues and risks in drawingsAssist in Project close-out documents, Warranties, O & M manuals for MEP’sAssist as needed in RFI’s and Change OrdersOSHA 30 hour certificateRequirements:5 years of being project superintendent on commercial construction projectsBuilt minimum of 2 multi-family projects in last 5 yearsMust have experience building in the area / marketComp & Perks:Competitive Base SalaryHealth Benefit plansAuto and Cell phone AllowancesPaid Vacation
