Overview
The Director, Debt Capital Markets is responsible for analyzing the company’s real estate loans and serving as the primary daily interface with existing and new mortgage lenders. The successful candidate understands and uses fundamental concepts, practices and procedures associated with commercial real estate finance, including commercial appraising, market analysis, and investment analysis. The successful candidate will be tenacious with great attention to detail.
Responsibilities (Essential Functions)
- Manages existing loan portfolio and lead execution (along with the Counsel) on new mortgages and refinancings.
- Along with the CFO, develops strategies to address debt maturities to optimize balance sheet cost and flexibility.
- Works closely with senior management to develop and maintain strategic business models for short term and long-term cash flow planning.
- Provides financial analysis for ad hoc projects as well as ongoing analysis for the investment committee, demographic analysis and transaction work (acquisitions, dispositions, financing needs and joint ventures).
- Supports company’s property acquisition and disposition efforts from a debt perspective.
- Conduct ad hoc analysis and assist with special projects.
Skills (Desired Abilities)
- Strong knowledge of real estate debt capital markets (commercial mortgages in bank, life company and CMBS markets).
- Demonstrated understanding of commercial real estate is a must; retail real estate experience is a plus.
- Experience with Special Servicers in CMBS market a plus.
- Strong Excel spreadsheet and modeling skills.
- Solid analytical and problem-solving skills, and ability to handle multiple projects.
- Exceptional communication skills.
- Strong interpersonal skills and the ability to collaborate across multiple functional areas, such as Finance/Accounting, Legal, and Investments.
- The ability to take initiative and ownership, with a sense of urgency to meet deadlines and obtain results.
Qualifications (Education and Experience):
- Bachelor’s degree in Finance, Accounting, or related field.
- Minimum 5 years of experience with commercial real estate loans is a must; retail real estate experience is a plus.
- Minimum 10 years work experience in a relevant field is preferred.
