The Director, Land Acquisitions, focusing on the Phoenix, AZ region, will source, entitle, and acquire new multifamily development opportunities, ensuring business plan targets are met. The role involves working closely with development team members to develop a deal pipeline. Essential Duties & Responsibilities:
Source New Deals
Identify and source new deals in Phoenix to meet regional business goals Research development opportunities Build relationships with brokers and direct sources Review and confirm underwriting from analysts/associates Understand structures for affordable housing in public-private partnerships Pursue Entitlements
Manage submissions, timelines, and negotiations with officials for entitlements Gain Control of New Sites
Prepare and submit letters of intent Negotiate terms with land sellers Lead land purchase negotiations and contracts Investment Committee Approval
Develop investment packages and presentations Verify underwriting analyses Assist in preparing Investment Committee presentations Market Research
Oversee market research efforts for new sites and asset sales Attend industry events and network with brokers Land Closing, Capitalization, and Disposition
Support capital raise and disposition activities, including document preparation and site tours Project Entitlement and Design
Coordinate with teams to ensure project vision through design and entitlement phases Leadership
Mentor and develop team members Assist in hiring and training new team members Other Duties
Perform additional tasks as assigned Qualifications
Bachelor’s degree in Business, Finance, Real Estate, or related; graduate degree or certifications preferred 7-9 years of relevant experience preferred Experience managing all development aspects including due diligence, entitlements, design, capitalization, and management Strong financial analysis skills, including return metrics like Cap Rate, IRR, etc. Why Work for Us
