$140,000.00/yr - $170,000.00/yr Macdonald & Company is pleased to be exclusively retained by a leading senior living developer and operator to identify and appoint a Senior Manager of Capital Expenditure to bolster their team. The role will be based out of their office in Houston, Texas. OPPORTUNITY: A leading national owner and operator of senior living communities is seeking an experienced and strategic Senior Manager of Capital Expenditures to oversee all aspects of capital planning, budgeting, execution, and reporting across a portfolio of 30+ properties nationwide. This leadership role is both strategic and hands-on, ensuring capital projects align with organizational objectives, regulatory standards, resident satisfaction, and long-term asset value enhancement. The ideal candidate will have a proven background in capital planning, facilities management, project execution, vendor oversight, and financial management — ideally within the senior living, healthcare, or multi-site residential real estate sectors. KEY RESPONSIBILITIES: Strategic Planning & Capital Budgeting Develop and lead multi-year capital expenditure (CapEx) planning for the portfolio in collaboration with facilities management, design, operations, and finance teams. Prioritize capital projects based on ROI, risk, compliance, and operational needs. Prepare and manage annual CapEx budgets and forecasts. Project Execution & Oversight Oversee end-to-end execution of capital projects: scope development, bidding, scheduling, procurement, and construction. Ensure project completion on time, within budget, and in compliance with quality standards and regulatory requirements. Implement standardized processes and controls for project management across all communities. Select and manage third-party contractors, consultants, and vendors. Coordinate closely with asset management teams, Executive Directors, and regional operations to ensure alignment and minimize disruption to residents. Negotiate contracts and ensure performance metrics are achieved. Ensure all projects meet safety, ADA, and health code compliance standards. Proactively identify and mitigate risks related to building systems, infrastructure, and environmental hazards. ESSENTIAL FUNCTIONS: Develop, maintain, and implement a comprehensive annual and multi-year capital plan aligned with strategic business objectives. Lead annual CapEx budgeting in coordination with facilities management, design, procurement, and finance teams. Perform cost-benefit analyses on proposed expenditures, including aesthetic upgrades and building renovations. Evaluate capital project requests for ROI, regulatory compliance, operational needs, and lifecycle asset planning. Project Oversight & Execution Oversee execution of CapEx projects from concept through completion — scoping, bidding, procurement, permitting, construction, and closeout. Conduct frequent site visits to ensure community aesthetics are maintained (e.g., flooring, furniture, artwork, cleanliness). Ensure all projects are completed on time, within budget, and meet company quality standards as well as regulatory requirements. Adjust capital priorities and reallocate funds as needed to align with emerging needs and organizational shifts. Monitor expenditures against approved budgets and identify opportunities for cost optimization. Prepare regular reports for senior leadership outlining project status, budget variances, risk analysis, and progress tracking. Lead mid-year and year-end capital expenditure reviews and forecasting. Leadership & Stakeholder Collaboration Act as the key liaison between property teams and corporate stakeholders, while reporting to investors as required. Collaborate cross-functionally with the Executive Vice President and Chief Development Officer, VP of Facilities Management, SVP of Purchasing, and others. Supervise and support a small team (3–5 people) involved in procurement, design, and analytics. QUALIFICATIONS: 8+ years leading capital expenditure programs across multiple real estate assets, emphasizing execution, aesthetics, compliance, operations, and financial performance. Strong leadership and project management skills, managing multiple initiatives in dynamic environments. Proficient in financial analysis, budgeting, vendor negotiation, and contract management. Knowledge of building systems (HVAC, roofing, plumbing, life safety). High attention to detail in design and visual presentation. Skilled with project management software, budget tracking tools, and MS Office Suite. Self-starter with strong interpersonal and collaborative leadership skills. Ability to travel as needed. PREFERRED EXPERIENCE: Bachelor’s degree in Real Estate, Engineering, Construction Management, Facilities, or a related field. Experience with capital projects in seniors housing, healthcare, multifamily, or hospitality sectors. PMP certification or project management training is a plus. Background working with private equity, REIT-owned assets, or vertically integrated operators. Seniority level
