Land Acquisition and Development Project Manager
Kairos Living, a technology focused real estate investment fund with substantial capital backing, is seeking a motivated and dynamic Land Acquisition and Development Project Manager. The individual with excellent organizational and communication skills, that will be an integral member of the team. About the Position In this role, you will utilize your expertise in land acquisition, land development, zoning, and real estate development on a daily basis. You will need to be able to effectively negotiate with landowners and government agencies, while also managing the due diligence process to ensure compliance with all regulations. Strong communication and collaboration skills will be essential, as you will be working closely with internal teams and external stakeholders. Additionally, your market analysis skills will be critical in identifying and evaluating potential land acquisition opportunities. Overall, this role requires a combination of strategic thinking, financial modeling knowledge, attention to detail, and strong interpersonal skills. Minimum Qualifications Bachelor's degree in Real Estate, Business Administration, or related field Experience in land acquisition and/or real estate development Strong knowledge of zoning and land use regulations Excellent negotiation and communication skills Ability to work independently and as part of a team Proven track record of successfully managing the full cycle of multiple residential communities. Proficient in project management software and Microsoft Office Suite; familiarity with CAD or GIS tools is a plus. Strong problem-solving skills and the ability to adapt to changing project needs and Responsibilities L and Acquisition: Identify and evaluate potential land acquisition opportunities through market research and networking. Conduct feasibility studies, including financial analysis, market trends, and risk assessments. Negotiate purchase agreements and manage due diligence processes, including title reviews and environmental assessments. Develop and maintain relationships with landowners, brokers, developers, and local municipalities. Guide projects through various entitlement stages, including zoning approvals and final plats. Maintain approval tracking logs and address critical issues during entitlement processes to maintain or expedite schedules. Collaborate with internal teams to ensure compliance with zoning and land use regulations, maintaining project valuation models, and preparing investment memos for ownership. Land Development: Oversee all stages of the land development process, from entitlement to construction and turnover. Coordinate with architects, engineers, and contractors to develop project plans and budgets. Secure necessary permits and approvals, ensuring compliance with local, state, and federal regulations. Manage the bid process and day to day horizontal development of each assigned community. Manage project timelines and budgets, ensuring projects are completed on schedule and within financial parameters.
