The Firm: Macdonald & Company is proud to partner with a vertically integrated real estate development firm, to place a Managing Director of Development in Charlotte, NC. The firm specializes in ground-up multifamily projects across high-growth U.S. Southeast markets. With institutional backing, a multi-billion-dollar development pipeline, and a reputation for executional excellence, the firm is focused on delivering high-quality communities that create long term value. Development is the firm’s sole line of business, and its platform is designed to scale. The Opportunity: This is a highly entrepreneurial, front-end leadership role. The Managing Director of Development will be responsible for identifying, sourcing, and securing new development opportunities across a defined regional footprint. Reporting to the National Director of Development, this individual will drive the early-stage pipeline, from site origination through LOI, entitlement strategy, and initial underwriting, while collaborating closely with internal teams to ensure seamless project execution. The role also plays a strategic part in broader platform growth, working alongside the C-suite on regional expansion and long-term planning. Key Responsibilities: Lead the sourcing and pursuit of new ground-up multifamily development opportunities across assigned Southeast markets. Own the front end of the development process: market analysis, site identification, relationship building, feasibility studies, and deal structuring. Negotiate LOIs and oversee due diligence, entitlement strategy, and early-stage consultant engagement. Partner with internal design, construction, and finance teams to underwrite, entitle, and launch viable development projects. Maintain strong relationships with landowners, brokers, municipal stakeholders, and other regional deal sources. Provide strategic insight to the National Director of Development and executive team on growth markets, competitive positioning, and regional deployment priorities. Represent the firm externally, reinforcing its reputation as a disciplined and capable development partner. Qualifications: 12–15+ years of experience in multifamily ground-up development, with a strong emphasis on front-end sourcing and deal execution. Demonstrated success sourcing and entitling large-scale multifamily sites in competitive growth markets. Deep market knowledge and strong broker, landowner, and municipal relationships in one or more major Southeast regions. Strong financial, analytical, and negotiation skills; ability to assess development feasibility and navigate complex land deals. Bachelor’s degree in Real Estate, Finance, or related field required; MBA or MRED preferred.
