The Opportunity: We are seeking an Asset Management Associate to help drive the strategic oversight, operational success, and performance of a growing single-family rental portfolio. This vital role spans the full investment lifecycle, from due diligence and acquisition through stabilized operations. Under the direction of the Vice President – SFRC Asset Management, the Associate will be responsible for the overall performance of their assigned portfolio, including leasing, operations, expense management, and resident experience. The Associate will collaborate with leadership and property management teams to implement strategies that align with market dynamics and investor goals. This position blends analytical rigor with hands-on leadership in a fast-paced, growth-focused environment.
Key Responsibilities: Assist with the development, implementation, and adjustment of each community’s business plan. Assist in identifying the most suitable property management firms for each community. Work with the VP to prepare community rollout schedules ensuring operational and marketing strategies are ready prior to unit delivery. Conduct property visits and inspections, providing operational updates and resident satisfaction insights to leadership. Perform regular site visits to assess competing properties, on-site staff, curb appeal, construction progress, and unit conditions. Prepare and maintain weekly pipeline and operational reports for internal meetings. Support property managers in delivering superior customer service and communication to enhance resident satisfaction, renewal rates, reputation, and revenue. Collaborate with property management teams to identify challenges and propose timely, effective solutions. Conduct monthly financial reviews and create strategies to enhance asset performance and exceed budgeted/underwritten cashflow. Participate in regular (weekly or bi-weekly) calls with property management teams to monitor site-level performance. Maintain deep knowledge of relevant markets and submarkets, including sales comps, competitors, and potential new supply. Assist with the due diligence process on acquisitions and dispositions. Support the VP with identifying and negotiating property management contracts. Perform other duties as assigned.
Qualifications: Bachelor’s Degree or relevant job experience. Minimum 5 years of multifamily, market-rate real estate experience required. Direct property management experience in multifamily product is required. Excellent attention to detail. Strong reasoning ability: able to define problems, collect data, and draw valid conclusions. Proven written, verbal, and interpersonal communication skills. Comfortable working independently or as part of a team. Experience with lenders and institutional equity investors is preferred.
