Position Purpose:
Manage the pre-construction and construction process of Industrial and Residential projects
Summary:
This position oversees general contractors of industrial warehouse site improvements, buildings, and tenant improvements. This position will also manage residential projects as needed. The SPM ensures construction is built in a cost-effective manner, within budget, on schedule, aesthetically acceptable, and in accordance with the specifications and acceptable quality standards. The SPM provides project oversight as an owner’s representative of general contractors from start to finish as well as field management of subcontractors on an as needed basis.
Essential Duties and Responsibilities include the following. Other duties may be assigned as needed.
Oversee all aspects of construction projects including coordination of architectural, mechanical, and structural professionals and site plan coordination. Manage field staff and government agencies Manage general contractor (GC) requests for proposals and award. Make recommendations to leadership team for general contractor and subcontractor selection. Create project estimates and budgets for underwriting of projects during acquisition phase. Provide progress reports on projects costs and allowances and report budget variances. Manage GC’s and subcontractor monthly AIA payment requisitions, RFI’s, change orders and requests for owners’ direction. Manage project environmental compliance. Assist Woodmont Development Team in obtaining site plan approvals by providing pre-development input of construction techniques and oversight for value engineering. Manage Procore documentation of plans and photos. Review plans and contract documents to ensure project is built in accordance with job specifications. Manage project schedule and provide bi-weekly project updates to leadership. Analyze job costs and manages the project to the closing budget. Aid the Vice President of Construction in legal matters related to the assigned projects. Executes successful completion and GC close-out and the acceptance of each project by the project team. Develop and maintain WIP Specifications for establishing contracts scope and obtain competitive bids for contracts and negotiate open book GMP contracts for hard, site and general conditions. Manage general contractors’ construction and perform the following owners’ representative responsibilities: Attend weekly meetings with GC and review reports and schedule updates to make sure project is on schedule. Visit sites to confirm construction is being installed per plan and meets quality requirements. Review submittals and specifications for building components such as approval of interior finishes, dock levelers, exterior colors etc. Assist in value engineering of both site and building design changes to reduce cost and expedite schedule. Confirm that on-site staff is coordinating with 3rd party professionals engaged by Woodmont for plan compliance or unanticipated issues including but limited to site engineer, geotechnical engineer, and environmental LSRP. Review, dispute and approve all change orders for EVP approval. Review monthly AIA’s and approve for EVP approval. Ensure that the designs are code compliant with local, state, and federal regulations for all projects. Obtain/prepare final inspection punch list for GC and/or subcontractor completion for owner’s acceptance and ensure completion to WIP satisfaction. obtain release of all project bonds. Other duties as required to fully complete building and satisfy regulatory agency issues
