Job description:

Our client is seeking a multifamily construction estimator. The ideal candidate will have a specialized set of skills to handle the complexities of estimating costs for large-scale residential projects like apartments, condos, and other multifamily developments.

Here are the key skills needed:

  1. Multifamily Construction Knowledge

Understanding the specific methods, materials, and codes relevant to multifamily construction, including plumbing, electrical, HVAC, and fire safety systems that differ from single-family or commercial construction.

  1. Cost Estimation Expertise

Proficiency in estimating the costs for labor, materials, and equipment specific to multifamily projects. This includes knowledge of market pricing and the ability to develop accurate estimates based on project size, scope, and location.

  1. Blueprint and Specification Reading

Ability to read and interpret architectural, structural, mechanical, and electrical drawings and specifications. This skill is critical for estimating unit layouts, building systems, and common areas in multifamily properties.

  1. Regulatory and Building Code Knowledge

Familiarity with local and national building codes, zoning laws, and safety regulations, particularly as they pertain to multifamily dwellings, including ADA requirements, fire codes, and energy efficiency standards.

  1. Project Phasing and Scheduling

Experience in estimating the costs associated with phased construction, often necessary in multifamily projects that involve multiple buildings or complex site logistics. Estimators must also consider project timelines and potential delays.

  1. Vendor and Subcontractor Coordination

Ability to work with a range of subcontractors (e.g., plumbers, electricians, concrete workers) and suppliers to gather pricing and secure bids for various project components.

  1. Software Proficiency

Familiarity with construction management and estimating software, such as Bluebeam, PlanSwift, ProEst, or Sage Estimating, to prepare detailed cost breakdowns and proposals.

  1. Value Engineering and Cost-Saving Analysis

The ability to provide value engineering solutions by identifying alternative construction methods or materials that can reduce costs without sacrificing quality.

  1. Market Trend Awareness

Keeping up with current trends in multifamily construction, such as sustainable building practices, smart home technology, and green certifications like LEED, which may influence project estimates.

  1. Communication and Negotiation Skills

Strong communication skills to effectively collaborate with architects, developers, and contractors, and to negotiate with vendors and suppliers for competitive pricing.

  1. Risk Management and Contingency Planning

Ability to foresee potential risks in the project (e.g., site conditions, material shortages) and incorporate appropriate contingencies into the estimate to account for uncertainties.
