The Capital Projects Director of Design & Construction Management reports directly to the Senior Director of Capital Projects and is responsible for overseeing the design and construction management of our capital investments in our owned and operated senior living communities.

The Capital Projects Director will plan, coordinate, budget, and supervise capital projects from start to finish.

The ideal candidate will have a thorough understanding of the senior living or multi-family housing industry.Work Mode:

Newton, MA based. Hybrid, in corporate office unless traveling to communities for site visits.

Travel up to 75%.Key Responsibilities:Oversee the planning, design, budgeting, and construction of capital projects to ensure the projects meet the organization’s strategic objectives, budgets, and timelines.Manage the procurement process for services and materials, including preparing bid documents, evaluating proposals, selecting contractors, and negotiating contracts to ensure competitive pricing and compliance with procurement policies.Prepare cost estimates, budgets, and work timetables.Collaborate with architects, engineers, and other construction specialists to ensure project specifications are met and to resolve any issues that arise during the project lifecycle.Schedule and coordinate contractor activities.Monitor projects and report progress and budget matters to the team.Coordinate construction processes to ensure projects are completed on time within budget.Track capital refresh cycles inclusive of working closely with engineering on routine maintenance capex.Work closely with asset management, operations, sales, and finance teams to ensure alignment of capital improvement strategies with overall business goals.Assist the underwriting team in preparation of investment memos, presentations, and financial models to support decision-making processes and communicate capital improvement recommendations to senior leadership and stakeholders.Stay informed about industry trends, regulatory changes, and emerging opportunities in the senior living market to identify potential capital investment strategies and competitive advantages.Build and maintain relationships with external partners, including contractors, architects, engineers, consultants, and other industry professionals, to support capital improvement execution efforts.Skills & Experience:Bachelor's degree in Construction, Engineering, Real Estate, Business Administration, or related field.7-10 years of proven experience in building design and construction management. Focus on the senior living or multi-family industry is strongly preferred.Proven track record of successfully overseeing and executing capital projects and construction.Strong analytical and project management skills.Excellent communication and presentation skills, with the ability to articulate insights and recommendations to senior leadership and stakeholders.
