The Senior Director of Capital Projects is responsible for overseeing all aspects of capital investments in our owned and operated senior living communities. The Senior Director of Capital Projects will provide strategic planning, financial oversight, and project management oversight for all capital investments to ensure that projects are delivered on time, within budget, and in alignment with the organization’s goals. The ideal candidate will have a thorough understanding of operations and development in the senior living industry.

Work Mode:

Newton, MA based. Hybrid, in corporate office unless traveling to communities for site visits. Travel up to 75%.

Key Responsibilities:

Oversee the strategic planning, financial analysis, project scope, and project management for all capital investment projects from conception through to completion.

Oversee the planning, design, scope of work, and construction of capital projects to ensure the projects meet the organization’s strategic objectives, budgets, and timelines.

Lead the capital projects finance and construction teams.

Assess and analyze prospective capital investments to determine financial feasibility, risk, return on investment, and alignment with company objectives.

Establish and maintain a process for conducting capital needs assessments and impact analysis with rigorous due diligence and clear understanding of our markets and the senior living industry.

Analyze current portfolio property performance and identify opportunities for value enhancement and optimization considering things like local market conditions, product mix and unit availability.

Research and understand market trends for both current portfolio markets and new markets for potential acquisitions.

Determine and advise on the level of risk involved in various capital investments and project the expected financial gains or losses.

Work closely with asset management, operations, sales, and finance teams to ensure alignment of capital investment and underwriting strategies with overall business goals.

Prepare and evaluate investment proposals, including acquisitions, developments, renovations, and repositioning projects, to assess financial feasibility and strategic fit.

Oversee the preparation of financial models to support capital project investment decisions.

Prepare investment memos and presentations to support decision-making processes and communicate investment recommendations to senior leadership and stakeholders.

Monitor the performance of existing investments and provide regular updates on key metrics, variances, and performance trends.

Develop budget forecasts, manage project budgets, including cost estimates, funding allocations, and financial reporting to ensure fiscal responsibility and accountability.

Oversee the procurement process for services and materials, including preparing bid documents, evaluating proposals, selecting contractors, and negotiating contracts to ensure competitive pricing and compliance with procurement policies.

Collaborate with architects, engineers, and other construction specialists to ensure project specifications are met and to resolve any issues that arise during the project lifecycle.

Manage the scheduling of contractor activities and work timetables.

Monitor projects and report progress and budget matters to the executive team.

Oversee construction processes to ensure projects are completed on time within budget.

Implement risk management strategies to identify potential project risks, assess their impact, and develop mitigation plans to minimize disruptions to project schedules and budgets.

Stay informed about industry trends, regulatory changes, and emerging opportunities in the senior living market to identify potential investment strategies and competitive advantages.

Build and maintain relationships with external partners, including lenders, brokers, contractors, architects, engineers, consultants, and other industry professionals, to support deal sourcing and execution efforts.

Skills & Experience:

Bachelor's degree in Finance, Real Estate, Business Administration, Engineering, Construction Management, or related field. MBA or advanced degree preferred.

Proven experience in operations and development of senior living communities, including financial planning, investment analysis, capital underwriting, and overseeing capital projects.

10-15 years track record of successfully overseeing and executing capital projects, acquisitions, and developments from inception to completion.

Solid track record in leading multidisciplinary teams, demonstrating strong leadership and communication skills.

Strong analytical skills with the ability to interpret complex financial data and market research.

Excellent communication and presentation skills, with the ability to articulate insights and recommendations to senior leadership and stakeholders.
