Maintenance Manager/Property Manager

Job Summary:

To manage the maintenance operations and physical condition of the hotel to ensure the highest standards of guest satisfaction within an allotted budget.

Job Description: Essential Duties and Responsibilities

Manages all engineering/maintenance operations, including maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection.

Accountable for managing the budget, preventative maintenance and energy conservation.

Manages, develops and maintains an ongoing maintenance operation for the hotel, including heating, air conditioning, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, emergency generator, lighting, kitchen equipment, irrigation, elevators and plumbing.

Keeping up to date all required inspections with hotel’s operations and working closely with government officials to ensure compliance with city, state, and federal laws and regulations.

Ensures swimming pool and spa maintenance duties are performed according to manufacturer specifications and local Health Department Regulations.

Develops, coordinates, and monitors a maintenance program to ensure the safety, security and comfort of staff and guests.

Follows the hotel's Preventative maintenance program for guest rooms and submits a weekly report to the General Manager.

Ensures an aggressive “guest first” attitude among team members.

Maintains a work order assignment program with our maintenance software program Quore for completed and pending work orders.

Prioritizes and completes work orders in a timely manner.

Educates and leads all department personnel on emergency procedures, key control, and safety.

Manages and motivates maintenance staff including hiring, training, and coaching.

Works closely with other departments, such as housekeeping, front office, and sales departments on maintenance and repair issues.

Communicates daily with the General Manager to update on projects, repairs needed, etc.

Oversees compliance with OSHA standards.

Maintains hotel shuttle vans with regular maintenance and inspections.

Performs other duties as assigned.

Added Responsibilities:

Watch for suspicious activity; may patrol public restrooms, investigate disturbances, and warn troublemakers; report any problems to local law enforcement or General Manager as applicable.

What candidate traits are needed to be successful in this role?

High school diploma or equivalent.

Minimum of four years’ experience in engineering, maintenance or related professional discipline.

Experience in a hotel environment is preferred.

Must obtain and maintain any licenses or certificates as required by law.

Ability to read and understand blueprints and schematics.

Knowledge of machines, computers, tools and other equipment, including HVAC, electrical, and plumbing.

Ability to communicate effectively with guests and staff.

Ability to work a flexible schedule, including some weekends and holidays, and be on call when needed in case of emergencies.

Pay:

$21.00 - $24.00 per hour
