Job Description

Overview:

The Facility Manager manages resources to ensure the effective and efficient operation of the Critical Environment Facility, maximizing uptime and site efficiencies. This position reports to the Sr Facilities Manager. Responsible for the implementation of policies and procedures related to the maintenance and operation of Critical Environment space and equipment. Responsible for engineering design/review and project management support. Primary role and responsibilities in operational support of the facilities. These include but are not limited to; records retention, operational compliance program, SOPs, MOPs, project management support/records, tracking budget compliance for projects etc. Focus on KPI goals and objectives, budget adherence, compliance with codes and regulations in support of the data center operations.

KNOWLEDGE AND EXPERIENCE

Desired Minimum of 6-10 years’ experience in facility management, data center operations, project management, contractor/vendor management.

Must have familiarity and working knowledge of equipment and systems that support critical facilities.

Technical and/or operational knowledge in HVAC equipment, electrical systems, generators, UPS & Stand-by Power systems, environmental regulations, local building codes, fire and safety systems, preventive and predictive maintenance etc.

Operational experience with BACS (Building Automated Controls) such as SCADA, Lighting, HVAC, security etc.

Financial acumen managing budgets, reviewing of actuals; experience in both operational and capital budgets.

Must be available 24/7 as needed to support critical operations and events.

Must have strong relationship-building and collaboration skills.

Must possess excellent verbal & written communication skills.

Supervisor ability to oversee quality of work performed by vendors, contractors and in-house technicians.

PRINCIPAL RESPONSIBILITIES

Support Sr Facility Manager in development and management of risk mitigation programs, processes, and procedures designed to enable maximum uptime at a complex data center environment.

Provide management and technical oversight for client’s data center Portfolio, which includes critical environments and associated equipment & systems.

Provide support to on-site facility management team as needed in the day-to-day operations and maintenance of the Critical Infrastructure.

Ensure proper engineering procedures and standards are being practiced and maintained.

Participate in support of team meetings twice weekly with Sr Facility Manager to effectively help manage workload, priorities, update status on project and initiatives.

Report abnormal or critical conditions immediately to your direct manager and the relevant Client.

Analyze equipment downtime ramifications, develop contingency plans in the event of failure and demonstrate strong leadership over incident management as needed.

Collaborate with Sr FM to complete monthly financial variance explanations.

Effectively manage and maintain current list of DC List of Projects, improvements and major initiatives in order to update manager and submit “Success Stories” and “Cost Savings” through the established process.

Effectively manage and maintain the OCP program for the data centers to ensure all records are current and available, “file ready” for audits and JCACP Program.

Support Sr FM in managing planned general and security projects.

Maintain the planned Tracker for General and Security projects for the site, update throughout the month, review at minimum twice monthly with Sr FM to ensure adherence to budget.

Collaborate with Sr FM in sharing quotes, emails work order numbers etc. to ensure you effectively manage all project files and folders; ensuring audit ready and within budget.

Maintain accurate list of “DC List of Projects, improvements and major initiatives” with names of team members that contributed as a tool to provide information to Sr FM for performance reviews.

Support Sr FM in management and motivation of team members, establish and maintain strong working relationships with team and our clients through teamwork, ethics and excellence.

Continuously look for ways to add value to the customer, identifying areas for improvements that lead to increased reliability, improving the working environment for the customer and extending the equipment life.

Maintain all MOPs, SOPs and PowerPoint drawings associated with critical equipment.

Responsible for the creation, monitoring and reporting of cost savings and value add opportunities.

Support Sr FM in development of Weekly Activities Report each Monday documenting work completion and status for previous work and attend weekly client meeting.

Assure the proper safety protocols, EOM and emergency training plans, and are followed and documented per JLL’s corporate standards and client requirements.

Participate with manager in special engineering studies and audits and analysis with regard to the client’s portfolio, infrastructure and audit requirements.
