The Renewal Specialist is primarily responsible for negotiating and closing lease renewals with current residents in the assigned Market. This position provides superior customer service to residents during the leasing renewal process and is responsible for maintaining renewal-related metrics as assigned by the Renewal Manager. Review all documents pertaining to lease renewal process for accuracy before executing into property management system. The Renewal Specialist will focus on increasing occupancy retention rate to maintain resident occupancy and retention goals.Minimum Requirements:Associate degree in Business, preferred or equivalent work experience2 years’ experience in multi-family or single-family rentalSection 8 experience, preferredLeasing / Renewals experience, preferredKnowledge of fair housing and local real estate laws, where applicableIntermediate knowledge of Word, Excel, and PowerPoint; advanced preferredWorking knowledge of MRI, Yardi, and/or OnesiteFair Housing certification and SC Real Estate LicenseDemonstrated strong written and verbal communication skillsDemonstrated customer service skills in fast-paced environmentDetail-oriented, with the ability to produce high-quality work in a deadline-oriented environment and an ability to multi-taskAbility to prove critical thinking and problem-solving conceptsAbility to thrive in a high volume, data entry, and processing work environment, where applicableExperience working in a work schedule environment, including in-office operations, weekends, and holidays, based on business needsReliable transportation to meet the schedule work environmentEssential Job Functions:Process lease renewals for all Maymont homes by following our renewal policy and increasing occupancy retention rateEnsure all lease renewal paperwork is complete & correct before uploading into the property management system and send Renewal Manager email to accept renewalEffectively communicates the lease renewal process, month to month, and lease renewal status with current residentsStrong understanding of Maymont lease agreements and can accurately explain them to existing residents in a user-friendly mannerFollow up with residents regarding renewals/move out documentsTrack paperwork and policy errors for continued analyticsSpot-check personal completed work for accuracyExecute renewal leases through DocuSignBuilds rapport with current residents and manages all communication flow related to lease renewalsMeets and/or exceeds daily, weekly, and monthly renewal performance and measuresUnderstands customer needs and requirementsOutbound contact to residents during a renewal to discuss their offer and walk-thru signing a renewal leaseAdhere to all local, state, and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws pertaining to property management or residential leasingResident Lease Termination/Accepting Notices to Vacate from residents to include processing lease status changes (MTM/NTV)Understanding the reasons for resident move-out and how the company can respond to curb potential negative occupancy trendsProvides Support to the Renewal Administrative AssistantFollow up with resident regarding renewingConduct yourself courteously and professionally at all timesOther duties, as assigned by supervisor or leadership teamKey Metrics & Responsibilities:Able to obtain 80% retention rate on assigned expirationsAnswer at least 55% of incoming call volumeLease Renewal processing volume and speedLease Renewal accuracy24 – 48 hours response time from assignmentRetention Rate 75%Rent Growth 6%Occupancy 95%Monthly audits based on metrics to meet 95% or more with Renewal ManagerWhy work for Maymont Homes?Our Mission – “We Positively Impact the Lives in the Communities We Serve”.
