Lease Renewal Manager

Primary Responsibilities:
The Lease Renewal Manager is primarily responsible for conducting account reviews, risk assessment, and due diligence, developing a win-win renewal strategy, ownership, and maintenance of renewal opportunities and forecast, negotiation, engaging internal resources, and closing renewals before expiration. The renewal manager will need to prepare performance reports and communicate with the Director of Leasing Administration frequently and may require travel to local markets and conducting marketing and/or renewal functions to support the overall success of increasing or maintaining the occupancy and rent growth in all markets.
Skills & Competencies:
Bachelor’s Degree in Business Administration, Marketing, Management, or Communications is preferred
3+ years of multi-family and/or single-family rental homes experience
4+ years of leasing experience
Experience supervising, leading and motivating team members
Knowledge in fair housing and local real estate laws, where applicable.
Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred
Working knowledge of MRI, Yardi, and/or One site
SC Real Estate license
Demonstrated strong written and verbal communication skills
Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multi-task
Ability to prove critical thinking and problem solving concepts
Ability to thrive in a high volume, data entry and processing work environment, where applicable
Essential Job Functions:
Coaching and development of team members through weekly meetings
Manage and accept lease renewals processed by Renewal Specialists
Manage renewal plans with the assigned centralized teams. This consists of meeting with the centralized teams (by phone or in person) to plan out how renewals will be allocated and worked.
Renewal Manager leads opportunities for marketing and manages renewals and strategies to increase occupancy.
Oversee preparation of renewal letters and quotations.
1:1 meetings with the Director of Lease Administration to provide updates
Process lease renewals for all homes by following our renewal policy and increasing the occupancy retention rate
Strong understanding of lease agreements and can accurately explain them to existing residents in a user-friendly manner.
Execute renewal leases through DocuSign.
Strict adherence to all local, state, and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws pertaining to property management or residential leasing.
Understanding the reasons for resident move-out and how the company can respond to curb potential negative occupancy trends.
Other duties, as assigned by supervisor or leadership team.

Physical Requirements
Capable of working extended hours, including evenings, weekends, and holidays as necessary.
Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone.
Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and possess good reasoning skills.
Must be able to work in small and confined spaces for extended periods of time.
Must have finger dexterity for typing/using a keyboard.
Environmental Requirements
Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns.
Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties.
Must be able to work in the office as regularly scheduled.
