Job TitleBuilding Operations & Maintenance Tech 2Job Description SummaryThe Maintenance Technician will work collaboratively with Property Managers to operate and maintain base building systems for a variety of retail and mixed-use commercial office buildings in the Boston metro and suburban markets.ESSENTIAL FUNCTIONS & RESPONSIBILITIES:Conduct regular site inspections and building rounds.Communicate regularly and effectively with Property Managers, Tenants, and Customers.Assist Property Management with proper and efficient facility operations.Ensure all site safety work permits as defined within the Safety Program and the work orders are acknowledged and adhered to.Schedule and manage service providers ensuring quality of service delivery.Ensure field installation compliance with all technical specifications and work orders.Assist with coordination and scheduled shutdowns as required to support and minimally impact tenants.Perform preventive, predictive, and corrective maintenance on base building systems.Troubleshoot all HVAC systems including central heating and cooling plants, AHUs, RTUs, Supply Air Systems, Exhaust Systems, Terminal Units, VRV, and/or Cooling Towers.Order supplies and spare parts, understanding repair manuals and parts catalogs.Operate and monitor building automation systems for efficient use across multiple buildings.Read and interpret building drawings in digital and blueprint formats.Establish work completion and punch lists in accordance with established Quality Control and Quality Assurance Programs.Maintain strict adherence to safety and quality in accordance with C&W Services EHS Program.Participate in site housekeeping; complete work in accordance with C&W Services Business Systems Standard Operating Procedures and work instructions.REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):Maintain a valid driver's license.Minimum experience: 10 years of field experience, trade school, or apprenticeship.Ability to work independently or as part of a team.Ability to communicate with multiple disciplines - both technical and non-technical.Advanced knowledge of heating, ventilation, air conditioning, and refrigeration systems.Knowledge of Building Automation Systems (BAS) - Metasys, Siemens, etc.Familiarity with the Microsoft Office Suite in order to prepare reports, format spreadsheets, and communicate by email.Be highly focused on customer satisfaction expectations.
