Our experts also incorporate accurate conceptual pricing and comparative analysis and specialize in chilled water VRF and DX capabilities, the self-commissioning of all systems, and ongoing HVAC service and maintenance.Colwill Engineering, Inc. is looking for a highly motivated Sr. Project Manager - Mechanical Division in the Orlando, FL area to join our team.We are currently offering a competitive pay range for this full-time position, Monday through Friday (In-person).What we offer:Medical, Dental and Vision Insurance.401k and Roth retirement plans with company matching contribution.Paid holidays.Paid vacation.What this Role will Do:The Sr. Project Manager is completely responsible for projects with designated clients from overseeing and verifying construction estimates, complete knowledge of proposal and narratives developed in design, project execution, and completion with a smooth transition of end-user relationship to the service department.Efficient, appropriate, and respectful use of available resources (e.g., estimating, engineering, general superintendent, purchasing, and administrative groups) to leverage and maximize capabilities, including training of assistant project managers as appropriate and available.Relationships with designated clients (including the owner and general contractor constituents) are based on trust and confidence.*Also, MUST have Mechanical Experience.Description and Responsibilities:Reviewing and analyzing project proposals and budgets.Performing financial analysis and underwriting.Managing, monitoring, and tracking all aspects of projects from predevelopment through commitment, loan closing, and construction.Understand and clearly communicate the scope of projects to all constituents.Review contract scope, recognize and negotiate changes in scope and price throughout the project.Coordinate with engineering (on design-build projects) to produce designs that satisfy client needs and provide the most cost-effective solution.Negotiate and author any applicable subcontracts.Conduct kickoff meetings (with minutes) with field operations manager and project superintendent to review scope, schedule, methods, and responsibilities.Assure timely delivery of materials to the project.Preparation of schedule of values and billings to assure a positive cash position on all projects.Accurate maintenance of budget sheets and monthly projections.Attendance of all project meetings. Coordinate with Field Operations Manager to assure schedule attainment.Assure timely project closeout, client education, and delivery of documents.Measurable:Project revenues on a monthly and annual basis.Average project profitability on a monthly and annual basis.Billings in excess of costs on all projects.Number of times intervention is required by upper-level management to address/resolve issues with other departments.Comments regarding performance by clients (both positive and negative).Documented kickoff meetings on all projects.Consistent accuracy of budget sheets and projections.Go-to and pre-bid walkthroughs for jobs assigned to you.You'll Be a Great Fit if:Experience with the design, value engineering, and RFI process as well as understanding a CPM schedule.Thorough understanding of the construction process, constructability review as well as impacts related to scheduling delays, trade stacking, and out of sequence work.Experience with public works projects including schools, airports, transportation facilities, municipal buildings, etc.Knowledge of mechanical and plumbing means and methods, labor activity tracking & production, construction scheduling.Considerable knowledge of and familiarity with mechanical and plumbing codes.Colwill Engineering, Inc., a Norlee Group Company, are equal opportunity employers.
