A Senior Property Manager oversees the daily operations and maintenance of commercial properties on behalf of the property owner or management company. You are responsible for maintaining and managing the day-to-day operations of one or more properties, ensuring they operate smoothly and efficiently. Your primary goal is to maximize the property's value, income, and occupancy levels while providing excellent service to tenants and clients.Here are some key responsibilities:1. Property Maintenance:

Schedule and oversee regular maintenance, repairs, and inspections to ensure retail center properties and vacant properties are well-maintained and comply with safety standards.Respond promptly to maintenance requests from tenants and coordinate necessary repairs.Conduct periodic property inspections to identify maintenance needs and ensure compliance with lease agreements and regulations.2. Tenant Relations:

Manage tenant inquiries, complaints, and requests in a timely and professional manner.Enforce lease terms, collect rent payments, and address delinquencies through appropriate legal channels if necessary.Understand lease language to ensure tenant and landlord lease compliance and be able to communicate as needed to tenants.Assist with the collection of SNDA and Estoppels as needed for acquisitions and other needs.3. Financial Management:

Prepare and manage property budgets, including operating expenses and annual reconciliations, maintenance costs, and capital improvements.Monitor rental income, expenses, and financial performance, and provide regular reports to owners and other stakeholders.Implement strategies to maximize rental income, minimize vacancies, and control operating costs.4. Legal Compliance:

Stay updated on local, state, and federal landlord-tenant regulations.Ensure properties comply with zoning regulations, safety codes, and environmental standards.Assist with legal matters related to evictions, collections, and other lease violations, in accordance with the lease agreements and company policies.Skills and Qualifications:Bachelor’s degree in Business Administration, Real Estate Management, or related field (preferred).Proven experience in retail property management.Strong knowledge of tenant NNN reconciliation processes, CAM pools, and recovery lease language to ensure correct billing and escrows are sent out timely.Strong knowledge of property management principles and property budgets.Excellent communication, negotiation, and interpersonal skills.Proficiency in property management software (Yardi strongly preferred), financial analysis, budgeting, and reporting.Ability to multitask, prioritize tasks, and work independently or as part of a team.Attention to detail, problem-solving skills, and a customer-centric approach.A successful Property Manager plays a crucial role in ensuring properties are well-maintained, financially sound, and provide a positive experience for tenants and property owners alike. By effectively managing operations, finances, tenant relations, and legal compliance, they contribute to the overall success and value of the properties under their supervision.
