Salary: starting at $110,000 depending on experience + annual discretionary bonus

Construction Manager Job Summary

Reporting to the Chief Investment Officer, the Construction Manager will manage all aspects of the project lifecycle for various construction initiatives for SmartStop Storage Advisors, LLC within the U.S. portfolio.

Essential Job Functions and Responsibilities
  • Assists in negotiating and issuing prime contracts, subcontracts and purchase orders.
  • Performs all project's contract administration in accordance with Company policies and procedures.
  • Monitors project costs through change order and contract adjustment procedures.
  • Assists in developing recovery strategy when project schedule or budget are in jeopardy.
  • Reviews and updates schedule, cost forecasts and cash flow requirements with the Construction Team biweekly and with the CIO monthly or when otherwise scheduled.
  • Assists in preparing and processing general contractor progress draws, subcontractor applications for payment and consultants and supplier's invoices in a timely manner.
  • Collaborates with the accounting department to ensure proper accounting coding, payments of progress draws, and recoverable costs.
  • Coordinates all aspects of the project, from drawing coordination, scheduling and costs to the satisfaction of management.
  • Establishes an effective working relationship with construction vendors, including but not limited to, each General Contractor's construction manager, architects, and engineers.
  • Resolves project disputes in a timely manner.
  • Completes project closeout documentation for archiving or transfer to Operations.
  • Follows up on deficiencies in a timely manner.
  • Directs activities of construction administrative assistant.
  • Coordinates with building officials and regulatory agencies, as necessary.
  • General and administrative duties as required.
  • Performs other duties as assigned.

Qualifications Needed
  • Bachelor's degree in Engineering or Construction Management required.
  • A minimum five years' direct experience required.
  • Experience working for companies with multi-site locations a MUST; Self-Storage experience a plus.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills and attention to detail.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Proficient in Microsoft Office Suite or related software.
  • Thorough understanding of construction and technology methods.
  • Ability to effectively multi-task while analyzing and solving problems.
  • Thorough understanding of construction and technology methods and the application of building codes.
