Job Details

SUMMARY:

As our Project Manager you will Estimate & Project Manage Commercial Tennent Improvement projects in the San Francisco Bay Area. It is the Project Manager’s responsibility to oversee all aspects of the project both externally and internally.

PROJECTS:

  • Projects can vary from 1 to 8 Million and average about 12 weeks. Current Projects are around 1 to 5 million and averaging around 10 weeks to completion.

TYPE OF WORK:

  • TI (Tennant Improvement) projects for Office, Lobbies, and High End Tech clients.

DUTIES & RESPONSIBILITIES:

  • Manage the pre-construction process which includes (but not limited to) budgeting, scheduling, bidding the project and awarding the work.
  • Work directly with the Assistant Project Manager to prepare and distribute the weekly project documentation (Submittal, RFI & Change Order Logs) for each of the projects they are associated with.
  • Identify all require submittals and managed the submittal process (including all documentation).
  • Attend weekly Owner, Architect and Contractors meetings and take accurate meeting notes.
  • Review and understand the project drawings.
  • Request, track and finalize all close out documentation per project requirements.
  • Work with the field personnel to successfully manage the budget, project quality and the overall schedule.
  • Creation and the distribution of client and subcontractor change orders.
  • Manage and maintain new and existing subcontractor relationships.
  • Create the billing schedule and request / track monthly subcontractor invoices.
  • Provide training to peers as required.
  • Contribute to the overall culture of the company through a positive attitude and leading by example.
  • Develop and manage existing and new client relationships.

EDUCATION & EXPERIENCE:

  • Proficient in Microsoft Office Suite and Microsoft Project.
  • Ability to multi-task and switch in between projects throughout the day.
  • 5+ years in the construction industry.
