Whether you’ve got deep experience in commercial real estate, skilled trades, or technology, or you’re looking to apply your relevant experience to a new industry, join our team as we help shape a brighter way forward.Primary Responsibilities:Develops, gains consensus for, implements, and reports on the Management Plan for assigned assets.Regularly inspects facilities and equipment to review inventory and property condition, and determine extent of service and equipment required. Recommends, justifies, develops, and coordinates projects that enhance the value of the office buildings and comply with JLL and client standards and procedures.Works with Chief Engineer to assign employees to duties such as maintenance, repair, or renovation, and obtains bids for additional work from outside contractors. Capable of managing major construction projects such as lobby renovations, garage membrane resurfacing, elevator upgrades, façade repairs, etc.Participates in review of lease proposals, lease discussions, and preparation of lease agreements, and is responsible for the lease administration process.Upon execution of the Lease, assists the Project Manager in the TI oversight and coordination, tracks and coordinates TI Allowance payouts, and ensures timely collection of rents.Competitively bids and prepares all service contracts to assure high quality and cost-effective services. Acts as primary contact for service contractors and vendors.Ensures that client and JLL contract procedures are followed in an accurate and timely manner.Approves purchases of supplies and equipment in accordance with client budgets and established parameters.Identifies and initiates process improvements for all current property systems.Oversees completion of monthly, quarterly, and annual owner’s reports.Prepares the property operating budget(s) and documentation. Ensures adherence to annual budgeted revenue, operating, and capital expenses.Participates in management of the accounting process with the accounting team, and directs the on-site bookkeeping functions and collection process.Reviews and approves all accounts payable, ensuring accurate general ledger coding and property allocations.Maintains role as a contact for tenants, relative to tenant service requests. Proactively meets with tenant representatives on a scheduled basis.Establishes written goals and objectives for employees directly reporting to the General Manager. Conducts periodic formal and informal performance evaluations.Ensures that emergency procedures are in place, building staff are trained, and life safety systems are operating effectively.Any and all other duties and tasks assigned.Skills/Qualifications:Associate or Bachelor’s Degree Required. Finance, accounting, or advanced degree a plus.Real Estate Broker’s License Required.Minimum five (5) years commercial real estate or property management experience.Minimum three (3) years people-management experience.Familiarity with building systems, lease negotiations, documentation, and administration.Communication Skills: Ability to read, analyze, and interpret legal documents, professional journals, technical procedures, or government regulations.Mathematical/Financial Skills: Experience in budget preparation and financial reporting.Technology: Proficient knowledge of Microsoft Office Suite.Project Management: Capable of managing construction projects such as tenant improvements, restroom renovations, and major repair and maintenance projects.Physical Work Requirements and Work Conditions:In compliance with the American’s with Disabilities Act (ADA), the General Manager’s responsibilities are such that in order to perform the required work in a safe and satisfactory manner, the following minimum physical requirements apply:Is regularly required to sit for long periods of time.The employee frequently is required to stand, walk, reach with hands and arms, stoop, kneel, crouch or crawl.Lifting a minimum of thirty-five (35) pounds.JLL is an equal opportunity employer and committed to developing and maintaining a diverse workforce.
