Whether you’ve got deep experience in commercial real estate, skilled trades or technology, or you’re looking to apply your relevant experience to a new industry, join our team as we help shape a brighter way forward.Primary Responsibilities:Develops, gains consensus for, implements, and reports on the Management Plan for assigned assets.Regularly inspect facilities and equipment to review inventory and property condition, and determine extent of service and equipment required. Recommend, justify, develop and coordinate projects that enhance the value of the office buildings and comply with JLL and client standards and procedures. Assign employees or vendors to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors pursuant to client and JLL guidelines. Notify tenants of special projects, emergencies, or other requests.Works with Chief Engineer to assign employees to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors, pursuant to client and Jones Lang LaSalle guidelines. Capable of managing major construction projects such as lobby renovations, garage membrane resurfacing, elevator upgrades, façade repairs, etc. Review construction specifications or plans, obtaining advice from the Chief Engineer, Operating Engineers and/or engineering/design consultants. Oversee all preventative maintenance programs. Prioritize day-to-day operations and provide direction to engineering staff.Participate in review of lease proposals, lease discussions and preparation of lease agreements, and responsible for lease administration process. Maintain intimate knowledge of lease agreements; ensure compliance from an accounting standpoint and act upon from an operations point of view. Assist in managing tenant option rights and information.Upon execution of the Lease, GM assists the Project Manager (if applicable) in the TI oversight and coordination, tracks and coordinates TI Allowance payouts, and ensures timely collection of rents.Competitively bid and prepare all service contracts to assure high quality and cost-effective services. Act as primary contact for service contractors and vendors. Participate in group bid process as appropriate.Ensure that client and JLL contract procedures are followed in an accurate and timely manner.Approve purchases of supplies and equipment in accordance with client budgets and established parameters.Identify and initiate process improvements for all current property systems.Oversee completion of monthly, quarterly, and annual owner’s reports.Prepare the property operating budget(s) and documentation. Ensure adherence to annual budgeted revenue, operating and capital expenses.Prepare and/or reviews adjustments to tenant billing process. GM has a strong knowledge and understanding of CPI increases, escalations, recoveries, etc.Participate in management of the accounting process with the accounting team, and direct the on-site bookkeeping functions and collection process. Regularly review account aging reports, participate in collection discussions and ensure that default letters are sent in consistency with obligations and rights within the lease. With approval from the client, submits tenant accounts to attorney or agency for collection. Assist with eviction of tenants in compliance with court order and directions from specified attorney and client.Review and approve all accounts payable, ensuring accurate general ledger coding and property allocations.Arrange for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement or as identified. Arrange the same for tenant premises as dictated by lessee's agreement.Maintain role as a contact for tenants, relative to tenant service requests. Proactively meet with tenant representatives on scheduled basis. Respond courteously to client, tenants, and fellow staff member requests, problems, and complaints.Establish written goals and objectives for employees directly reporting to General Manager. Conduct periodic formal and informal performance evaluations. Develop training program and career path for property employees. Assure succession planning.Meet the assigned criteria within JLL’s Compliance Excellence Program and Engineering Audit. Assure compliance with JLL policies, procedures and standard practices.Ensure that emergency procedures are in place, building staff are trained, and life safety systems are operating effectively.Any and all other duties and tasks assigned.Skills/Qualifications:Associate or Bachelor’s Degree Required. Finance, accounting, or advanced degree a plus.Real Estate Broker’s License Required.Minimum five (5) years commercial real estate or property management experience.Minimum three (3) years people-management experience.Familiarity with building systems, lease negotiations, documentation and administration.Communication Skills: Ability to read, analyze, and interpret legal documents, professional journals, technical procedures, or government regulations. Ability to effectively present information and respond to questions from senior level management, clients, tenants, vendors, peers and the general public.Mathematical/Financial Skills: Experience in budget preparation and financial reporting. Ability to calculate figures and amounts such as discounts, interest, commissions, prorations, percentages, rent, parking fees, and late fees. Ability to apply concepts such as percentages, ratios and proportions. Ability to analyze, interpret and explain financial statements and calculate variances. Experience with accruals as well as CAM estimates and reconciliations.Technology: Proficient knowledge of Microsoft Office Suite. Capable of learning new programs and technology.
