Full-TimeSalary: $40,000 - $45,000Job Overview:As an On-Site General Manager at RISE, you will provide management, direction, and leadership to ensure the effective daily operations of a condominium facility managed by the community association. Your role will focus on delivering exceptional professional services, with an emphasis on property maintenance, deed restriction enforcement, client communication, and project management, to provide excellent customer experiences.Core Responsibilities:Oversee the operation and administration of the Association following the management agreement and the Association's policies and procedures.Focus areas include:
Property MaintenanceDeed Restriction ManagementBudget OversightOrganizing, administering, and attending client meetings (typically in the evenings).Regular communication with the Association's Board of Directors and homeowners.
Conduct facility inspections for maintenance and deed restriction compliance.Assist the Board of Directors/ARC with the architectural review process and routine inspections.Prepare board meeting materials, bid comparisons, and other necessary documents.Oversee legal matters such as collections, deed restriction enforcement, and disputes.Monitor delinquency rates and manage the collections process for the account portfolio.Provide recommendations to the Board regarding major capital expenditures.Serve as a professional consultant to the Board, offering operational and managerial advice.Respond to all communications (calls and emails) within 24 hours.Stay current with state statutes, regulatory agency requirements, and the community’s governing documents, policies, and procedures.Provide weekly updates to the Board on collections, ACC requests, compliance, service requests, and work orders.Build and maintain positive relationships with residents to ensure a high level of service and timely resolution of concerns.Analyze and address various situations that could pose potential issues.Manage client budgets and ensure timely payment to vendors.Other duties as assigned.Required Characteristics:Alignment with RISE core values.Willingness and ability to attend evening meetings as needed.Reliability and dependability.Problem-solving mindset.Ability to thrive in a fast-paced, deadline-driven environment.Self-motivated, proactive, and a team player.Ability to work on new and unfamiliar problems.Detail-oriented with a strong sense of initiative.Required Skills, Knowledge, and Experience:Strong customer service skills for both internal and external stakeholders.Proficient in Microsoft Office, especially Excel. Knowledge of Word, Outlook, and other Office products is also required.Strong computer skills with data entry proficiency, including 10-key.Minimum of one (1) year of property management experience.Professional communication skills (phone, interpersonal, written, and verbal).Education/Certification Requirements:High School Diploma or equivalent required; bachelor’s degree from an accredited university is preferred.Must have personal transportation and the ability to travel to and from client sites.Physical Requirements:Ability to lift up to 20 lbs.Majority of work will be performed seated.Physical demands include talking, hearing, standing, walking, and sitting throughout the day.Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.10 Days of PTO per Year + 9 Paid Holidays401K Plan
