Overview
Summary:
This position of Capital Project Manager works with and reports to the AVP Facilities Management and Regional Facilities Manager. Responsible for supporting the assigned RFM with managing all facilities related activities, budgets and emergency coverage.
This role helps ensure that the physical contractual aspects of Capital projects meet company’s establish standards and all applicable laws.
Essential Duties and Responsibilities
include the following. Other duties may be assigned.
Assists with the outlining, developing and managing of multiple Facilities projects as directed by the Area Vice President of Facilities, SVP of Facilities Operations, and other facilities management. Follows projects from start to finish providing support to the assigned RFM.
Assists in overseeing capital projects on the impacted property or properties as needed. Takes on additional roles independently throughout the project as needed or assigned by Facilities AVP or RFM.
Works with the assigned RFM and Regional Manager to outline the timeline and expectations of facilities projects with specific site members and vendors before a project commences.
Manages vendors timelines and deliverables, keeping internal contacts aware of any changes, issues or concerns.
Works in conjunction with the assigned RFM and Regional Managers to assist in overseeing and reporting to site team members while supporting capital projects to maintain curb appeal per Morgan Properties policies and procedures.
Immediately available to assist with any property emergency during and after normal work hours related to capital projects.
Immediately available to assist with any property emergency such as fire, flooding or weather emergency as directed by the Facilities AVP, Facilities SVP or RFM.
Qualifications
A minimum of 2 years of experience in project management
Multi-family experience a plus
HVAC, construction and/or maintenance experience a plus
Knowledge of Word, Excel and Yardi Property Management software.

Salary range: $65,000-75,000/yr
If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
