JOB PURPOSE: The Contracting Project Managerwill successfully manage assigned projects by planning, monitoring, and controlling all financial and technical aspects of the project, from project start to close out documentation.

ESSENTIAL JOB RESPONSIBILITIES:
- ORGANIZES PROJECTS byaccepting new projects from Sales or Administration; collecting andcompleting all needed project documentation; analyzingproject timelines; understanding projectrequirements, collaborating with Service onneeded commissioning workload timeline; conferring andcollaborating with engineering and Sales or Customer asneeded for proper scheduling.
- HIRES SUBCONTRACTORS byreviewing competitive bid information; communicating withSales as necessary; creating and maintaining propersubcontract documentation; enforcing proper execution ofsubcontract, enforcing safety requirements as needed.
- DIRECTS SUBCONTRACTORS byreviewing project information, subcontract and specificationswith subcontractor; communicating project timelineinformation; prioritizing areas of completion; answeringquestions to assure proper installation; enforcing properinstallation methods; verify completion of projectand documentation.
- ORDERS EQUIPMENT completing proper material submittal Approval; scheduling delivery of material with site needs; addressing storage communication
- BILLS PROJECTS bycollaborating with the Administration for the proper creation ofbilling; coordinating with customer for needed billingrequirements.
- COMMUNICATES PROJECT INFORMATION bycommunicating as needed with, Sales, Management, Customer to progress; performing jobsite visit; documenting jobsitevisits; attending necessary jobsite meetings; updating anyproject deadline information; advising as to any changes inschedule or change orders; prices and directs change ordersas needed.
- COMPLETES PROJECTS organizing, prioritizing, andscheduling assignments, coordinating with Engineering/ Customer. acceptingturnover from Technicians and subcontractors for project close-out; preparingproject close-out documentation; transferring needed As-builtdata to Closeout documentation, completing Warranty turnover;completing Owner Training.
- ACHIEVES FINANCIAL OBJECTIVES bycollaborating with management team by reviewing monthlyjob r cost reports; initiating corrective actions as directed.
- MAINTAINS INDUSTRY TECHNICAL KNOWLEDGE byattending approved educational workshops; reviewingindustry publications; maintaining knowledge on proper electrical and mechanicalinstallation methods; maintaining knowledge of projectmanagement issues (i.e. contract negotiation).
- MENTORING LESS SENIOR PROJECT MANAGERS byassisting in the recruiting and training of new employees (asneeded); sharing technical knowledge; sharing installationknowledge.
- PROVIDING QUALITY CONTROL OF INSTALLATIONS bycomplying with and enforcing needed project safetyrequirements; critiquing and enforcing proper and safecommissioning methods; verifying conformance for properproject documentation; verifying completion ofall project tasks; communicating needed input to Management Team.
- CONTRIBUTES TO TEAM EFFORT byleading by example; initiating an open and positive attitude;preparing for and attending job progress review meetings;accomplishing related results as needed.
- WILLINGNESS AND ABILITY TO TRAVEL byCooperating and understanding the importance high profilecustomers with locations in multiple regions and recognizes asense of urgency with those needs.
- Ability to plan, schedule and manage multiple Projects totaling approximately 2.5 Million.
- Knowledge of HVAC Mechanical Systems and Industry DDC
- Ability to handle small projects from start to finish when required
- Ability to travel when required
- Strong time management and organizational skills
- Strong spelling and grammatical report writing skills
- Proficient with Microsoft Office Products (Word, Excel, Project)
- Minimum of AA Engineering Undergraduate Degree (preferred not required)
- Project Management experience (at least 3 years)
