ResponsibilitiesSUPERVISORY ROLE:
The On-site CAM will be responsible for the supervision of any on-site administrative or maintenance personnel associated with the assigned community.
JOB RESPONSIBILITIES:
1.Standard CAM Tasks:
Ensure compliance with all Federal, State and Local Regulations
Knowledge of Community Governing Documents and Florida Statutes
Board of Director Meetings
Meeting Preparation
Attendance
Annual and Budget Meetings
Meeting Preparation
Conduct Budget Workshops as necessary.
Attendance
Budget
Annual Preparation
Consistent Monitoring
Vendor Coordination
Obtaining Estimates
Project/Job Coordination
RFP Preparation
Oversee and Coordinate Routine Maintenance
Query clients to ensure Keystone is maintaining customer satisfaction.
Take action on any areas needing improvement.
Conduct site inspections regularly. Identify deficiencies and provide recommendations and action plans in order to improve the property and ensure cleanliness, compliance and safety.
Monitor and take action on all community related communications.
Promptly respond to emergency situations.
Comply with statutory requirements regarding record keeping.
2. Administrative Functions:
Submit Invoices to Keystone.
Monitor and adhere to budgets.
Effective, timely and professional client, vendor and co-worker communication.
Coordinate and approve time off requests for on-site employees.
Provide weekly manager’s report to supervisor.
Plus other work related tasks as needed
QualificationsQualifications:
MUST have CAM state certification
Minimum of two-years as an Onsite (HOA) property manager - required;
CMCA or state-equivalent certifications desired
Associates degree or higher
Customer service focused; CAMs service their client on a daily basis
Listening skills: CAMs need to listen to the problems of a client and provide a solution to meet the requests of the client
Proactive: CAMs must proactively communicate with their client, team members, and superiors
Management: CAMs must manage the budget, operations, schedules of a community association
Winner: RealManage has a winning culture and is second to none
Pay and Benefits:
$55,000
to $65,000, depending on education and experience.
