Responsibilities and Requirements
Position Summary
The Director of Finance is responsible for overseeing the accounting operations and financial reporting functions for Zaremba Management Company's portfolio of residential apartment communities and commercial properties.
Essential Job Functions
Leads the accounting and financial reporting functions through the establishment and enforcement of financial policies, procedures, and internal controlsOversees the accounting staff, including accounts payable and accounts receivable staff, through coaching and counseling employees, including ongoing performance management processesPrepares, reviews, and ensures that financial records for both Zaremba-owned and third-party managed properties are issued on timeOversees the month-end closing processPrepares, reviews, and analyzes monthly cash flow statements and general ledger reconciliationsPartners with senior team members, outside CPA firms, auditors, and property managers to streamline overall accounting and financial reporting operationsPrepares Common Area Maintenance (CAM) calculations and reconciliationCoordinates with the Regional Manager to prepare commercial properties annual budgetsPartners with Executive Leadership, Regional Managers, and Property Managers to help prepare annual budgets for our portfolio of apartment communitiesManages the tax compliance process including real estate, CAT, and year-end federal, state, and local income tax preparation with outside CPA firmsOversees real estate tax processing to ensure taxes are paid on time to avoid penaltiesReviews and approves invoices using third-party accounts payable platformPartners with lending brokers and financial institutions for mortgage refinancingPartners with insurance broker for annual property and liability insurance renewalsAssumes additional responsibilities and performs special projects as requiredRequired Qualifications
Education, Training and or/ Experience
Bachelor's degree in accounting or finance with seven plus years of accounting experience and three plus years of supervision experience. Experience in public accounting and real estate is strongly preferred. A Certified Public Accountant (CPA) designation is required.
Knowledge, Skills, and Personal Characteristics
Demonstrated experience and knowledge in all areas of accounting and financial reportingExcellent verbal and written communication skills with an ability to communicate easily with all levels of employees, residents, and customersStrong knowledge and proficiency with Microsoft 365, Excel; proficiency with Yardi, or QuickBooks is strongly preferredStrong business acumen and the capability to collaborate at with all levels of employees, all while maintaining the highest level of confidentialityAbility to organize work, engage in a variety of tasks simultaneously, and meet established deadlinesStrong attention to detailAbility to work both independently and as part of a cohesive teamDisplays a positive, friendly and professional attitude with a strong focus on customer service

The nature of work requires an ability to communicate and exchange information, prepare work documents, and operate standard business office equipment.
Working Conditions
Work is performed in a general office environment. Weekend work and some evening work may be required during peak seasons.
