At Sevan, we provide the talent, technology, and trusted expertise needed to consistently deliver excellence in multi-site construction.The Senior Project Manager, CZP works as part of a program management team managing programs consisting of multiple projects for our multi-site clients, while acting as an extension of an owner’s design and construction staff, overseeing the work of general contractors, designers, and vendors. This role is intended to provide dedicated focus to the project planning, zoning, and permitting processes. This includes defining a statement of work, zoning regulations, bulk regulations, use regulations, architectural regulations, and sign regulations for a particular project or program. This role requires the ability to face and communicate effectively with clients and direct and manage employees.This is a remote-based role with recurring travel to project locations.Essential Duties and Responsibilities
Assists Project Executive or Operations Director with project proposals to determine goals, time frame, budget limitations, procedures for accomplishing project, staffing requirements, and allotment of resources.Assists Project Executive or Operations Director with project plans specifying goals, strategy, staffing, scheduling, identification of risks, contingency plans, and allocation of available resources.Directs and coordinates the activities of project team to ensure project progresses on schedule and within budget.Understands project scope and manages scope change orders.Undertakes Ordinance reviews involving research and analysis and communication of the findings.Completes Site Investigation Reports (SIR) to communicate potential roadblocks and establish design criterion.Sources contractors, subcontractors, and 3rd party providers as needed to ensure project success.Manages, tracks, and drives entitlement and permit schedules.Expedites all agency reviews and tracks dates to ensure submissions are received within the nearest available timelines.Attends Public hearings and municipal meetings when needed.Acts as owner’s representative in response to requests for information from Municipalities.At the earliest stage, works with Municipalities to identify and report proposed Impact Fees.Initiates discussions with Utility Companies to ensure utilities are available and to set up future site services.Manages the sign approval process with the designated Architect and signage Vendor.Makes applications and obtains all entitlements/approvals/permits/licenses necessary for the project.Communicates project and program status to client, vendors, and outside agencies.Other duties as assigned.Qualifications:
