ESSENTIAL DUTIES AND RESPONSIBILITIES:
Asset Portfolio Management:
Oversee the strategic management of a multifamily portfolio, ensuring the execution of business plans, leasing strategies, and capital improvements across Class B & C properties to maximize NOI and asset value.
Monitor and manage construction, lease-up, compliance, and ongoing operations for all assigned properties, ensuring performance aligns with the company?s goals and market expectations.
Own portfolio modeling, valuation, and summary analysis, and present key findings and strategic recommendations to internal and external stakeholders, including executive leadership and equity partners.
Collaborate closely with the operations team to oversee property-level leasing and budgeting, reporting significant strategic shifts, variances, and risks.
Perform detailed investment analyses, formulating achievable rent levels, modeling assumptions, and running various financial scenarios to support decision-making around hold/sell recommendations and refinancing.
Lead periodic property inspections, engaging with the Asset Management team to ensure findings are reported and action plans are developed for any areas of concern.
Manage and review annual appraisals for properties within the portfolio, ensuring accuracy and alignment with market conditions and business plans.
Lead the preparation of quarterly and annual portfolio and market reports, ensuring timely and accurate reporting to investors. Respond promptly to investor requests and inquiries.
Work with Property Management and Accounting teams to oversee annual budget preparation, tax returns, audits, and financial reports, ensuring compliance and optimization of performance metrics.
Establish and nurture relationships with internal departments, external partners, vendors, and agencies involved in asset management, facilitating communication through regular emails, calls, and meetings.
Take ownership of maximizing the value of real estate assets by executing business plans, identifying cost-saving opportunities such as utility audits, property tax abatements, and other optimization programs.
Oversee the tax appeal process, providing strategic support and collaborating with Asset Managers to pursue favorable outcomes.
Coordinate with Property Management to implement utility conversions and maximize property efficiencies.
Oversee large repair projects, ensuring they are managed within budget, aligned with building needs, and coordinated with capital expenditure plans.
Work with Accounting to develop and manage cash plans, timelines, and objectives for capital expenditures, ensuring timely execution.
Utilize property management systems to review budgets, property operations, and performance data, guiding adjustments as needed to optimize outcomes.
Oversee the insurance process, including renewals, policy reviews, and ensuring all properties meet lender requirements and reduce risk exposure.
Manage compliance with all loan agreements and JV contracts, ensuring timely reporting and adherence to all regulatory and lender requirements.
Property Operations:
Monitor tenant review websites such as Apartments.com, Google, Yelp, and ApartmentRatings.com and work closely with Director of Marketing to ensure appropriate marketing levers are pulled to drive traffic.
Lease Management: Oversee lease negotiations, renewals, and terminations, ensuring optimal lease terms and income generation.
Vendor Management: Collaborate with third-party service providers, including property management firms, to ensure operational excellence and cost efficiency.
Compliance: Ensure compliance with all relevant property laws, regulations, and industry standards, taking proactive steps to address any potential issues.
Asset Strategy:
Developing and implementing comprehensive asset management strategies to maximize the financial performance and value of the company's multifamily real estate portfolio.
Analyzing market trends, economic factors, and property performance data to make informed decisions on property acquisitions, dispositions, and capital investments.
Financial Oversight:
Collaborating with accounting teams to analyze property financial statements, identify variances, and implement corrective actions as needed.
Monitoring and ensuring compliance with loan and JV documents, key dates, and performance of debt service coverage ratio and other financial testing metrics on a periodic basis.
Identifying opportunities for portfolio optimization, including renovations, repositioning, and other value-add initiatives to enhance property performance and investor returns.
Managing and coordinating property-level operational strategies to drive revenue growth and expense management.
Investor Relations:
Cultivate strong relationships with preferred equity and limited partner investors, providing regular updates on asset and portfolio performance, and addressing inquiries promptly.
Oversee the creation and distribution of quarterly and annual investor reports, ensuring they reflect accurate financial performance and progress on key asset strategies.
Coordinate with investors on all correspondence related to asset performance, including updates on capital projects, leasing, and financial results.
Team Leadership:
Building and leading a high-performing asset management team, providing guidance, mentorship, and professional development opportunities.
Collaborating with other departments, including acquisitions, development, and property management, to achieve overall company objectives.

EDUCATION/EXPERIENCE:
Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
Master's degree and relevant certifications (e.g., CFA, CCIM) preferred.
