Description
The Senior Property Manager at Foster Flats is a critical role focused on optimizing the occupancy, operations, and revenue of this multifamily property in lease-up stage. This role will be keenly focused on leading creative marketing efforts, establishing community partnerships, delivering exceptional experiences to future and current tenants, and managing the property like an operator, maximizing revenue and NOI. The Senior Property Manager will be responsible for managing all aspects of the property, including managing a team of staff. There will be a high level of responsibility to adhere to the budget, lease up the property, support marketing and drive creative strategies, and run the business like an owner.
Role Expectations
Day-to-day responsibilities may vary but generally include the following:
Lead all lease-up efforts, including managing price, building leads through community partnerships and marketing opportunities.
Manage P&L with keen attention to detail and business acumen; accountable to own and maximize revenue and NOI.
Prepare and present summary operating reports and commentary to senior leaders, ownership, and investors.
Develop strategic and dynamic goals to drive revenue.
Manage a team of staff including Leasing Specialist and Maintenance, ensuring roles are executed to full potential and positive impact to overall operations; recruit, train, coach, and share performance feedback with staff.
Pursue creative community and marketing partnerships to drive leads; partner with Marketing team for support in execution and ideation of creative solutions.
Respond to all resident, vendor, or municipal inquiry/email in a timely manner, and ensuring the needed task is handled appropriately.
Walk the property multiple times/day, noting deficiencies for maintenance, and ensuring that our members have a great experience.
Set renewal rent prices to ensure on-budget retention & revenue, sending offers, and negotiating with members.
Negotiate contracts for services; manage vendors.
Host events and support high quality resident engagement.
Visit local businesses or large employers to establish a partnership/preferred employer account that can benefit Foster Flats.
Providing variance commentary on income statements for review.
Other duties as assigned.
Qualifications
Bachelor's degree in Real Estate, Business Administration, or a related field preferred.
Minimum of 5 years of experience in property management or a related field.
Solid understanding of residential and commercial tenancy law and property management principles required.
Multi-family lease up & marketing experience strongly preferred.
Interpersonal Skills:
Excellent communication and interpersonal skills, with the ability to interact effectively with diverse stakeholders.
Strong negotiation and conflict resolution abilities.
Technical Skills:
Proficient in Microsoft Office 365 tools.
Proficient in property management software, Entrata preferred.
Familiarity with financial analysis and budgeting processes, including creating comprehensive budgets, calculations, and reports.
Work Ethic:
Proactive and self-motivated, able to work independently and as part of a team.
Detail-oriented and organized, with a focus on delivering high-quality results.
Willingness to work flexible hours as needed.
