Macdonald & Company is proudly partnered with an established real estate firm to appoint a Senior Property Manager in their Charlotte office. The candidate will be responsible for over 40 land, multifamily and commercial assets. Our client is a real estate development and asset management firm specializing in commercial and multifamily properties, has been in business for over forty years with a strong track record of acquiring and developing high-quality real estate projects with a focus on the Charlotte MSA. Responsibilities: Leadership & Team Management: Lead, mentor, and manage a team of property managers to ensure effective oversight of assigned assets. Provide guidance, set performance goals, and conduct regular evaluations to enhance productivity and professional growth. Strategic Planning: Develop and implement strategic plans for managing a portfolio of approximately 40 assets. Align property management practices with organizational goals to maximize asset value and operational efficiency. Day-to-Day Operations: Oversee daily operations of all properties, ensuring compliance with company policies, industry standards, and legal regulations. Address and resolve complex operational issues as they arise. Financial Management: Monitor and manage financial performance, including budgeting, forecasting, and financial reporting. Ensure timely rent collection, control expenses, and optimize revenue to meet financial targets. Property Performance & Tenant Satisfaction: Analyze performance metrics, conduct property inspections, and implement action plans to improve property conditions and tenant satisfaction. Tenant & Client Relations: Foster positive relationships with tenants and clients. Address concerns and implement strategies to enhance tenant retention and satisfaction. Ensure compliance with local, state, and federal regulations, and oversee risk management activities to mitigate potential liabilities. Reporting & Communication: Prepare and present comprehensive reports on property performance, financial status, and strategic initiatives to senior management. Communicate key updates effectively to stakeholders. Vendor Management: Oversee the selection, negotiation, and management of vendors and service providers. Ensure efficient, timely, and cost-effective service delivery. Process Improvement: Continuously assess and refine property management processes to enhance operational efficiency. Implement best practices and innovative solutions to streamline operations. Training & Development: Organize and facilitate ongoing training programs for property management staff to ensure they are current with industry standards and company procedures. Promote a culture of continuous learning and development. Crisis Management: Develop and implement emergency response plans. Ensure property managers are trained to handle emergencies and provide support during crisis situations Qualifications: Bachelor’s degree in Real Estate, Accounting, Finance, Business Management, or a related field. CPM, CAM, or CMCA certification required. Minimum of 6 years of progressive experience in property management and operations, specifically with commercial or large multifamily portfolios. Experience managing teams of property managers, with additional experience in overseeing other commercial asset types preferred.
