Job Description Summary:
Cushman & Wakefield provides strategic direction for leased and owned commercial real estate portfolio decisions for a Fortune 500 Financial Services company. The recommendations provided enable confident, fact-based decisions for transaction, design, and construction execution. The role will lead a team that offers innovative solutions to achieve continual productivity gains that drive enterprise value. The Director will assist our clients in aggregating and analyzing data to drive portfolio optimization scenarios and decisions that better align with business needs and objectives. The role will ensure we deliver leading commercial real estate strategies to enable employee productivity and minimize business disruption - while easily responding to changing business needs. Responsibilities: Manage a regional team of strategy professionals, ensuring all contracted deliverables are met and objectives reached. Analyze corporate clients' real estate portfolios and develop strategies and plans to achieve long-term operational and financial goals. Monitor and support compliance with governance policies and procedures, identifying and mitigating risks as they arise. Collaborate with the C&W platform, C&W service line functions, and with stakeholders within the client's organization to develop the right solutions and to drive approval and implementation. Lead and facilitate meetings/presentations to obtain direction, alignment, and buy-in. Assist in efforts to leverage insights, collaboration, and delivery to ensure that we are the industry leader in strategy and innovation. Provide ad hoc benchmarking metrics, e.g., against financial companies, regarding cost, space usage, strategy, and services on a regular basis. Research, bring forward, and be a thought leader in evolving global workplace trends. Oversee all research, quantitative and qualitative analysis, and organize data into logical communication and messages as part of client presentation materials. Build effective client relationships to help the team meet or exceed key performance indicators. Develop 3-5 year strategic plan for all sites in portfolio and review annually with client; ensure plan is captured in the capital planning process. Develop Site or Metro Strategies for critical or challenged sites. Support client annual planning, budget development, and decisions. Responsible for quality control review of deliverables produced by Market Planning, Occupancy Planning, and Project Management. Ensure accuracy of management information systems across numerous platforms. Monitor and report on performance against key performance indicators and service level agreements. Consolidate findings into actionable insights for client presentation. Ability to synthesize data to transform and communicate findings to stakeholders at all levels. Possess collaborative, inclusive, engaging, inquisitive, and creative demeanor. Knowledge and Experience: Bachelor's degree in Business or Real Estate; Master's degree preferred. 7 to 10 years progressive real estate portfolio strategy experience required. Experience managing remote teams. Applicable understanding of commercial real estate practices required. Strong background and proven experience with portfolio strategy/planning. Proficiency in finance and accounting concepts, as well as financial modeling, are essential for success in this position. Ability to handle large amounts of data, identify key information, and provide insightful recommendations to all levels within the organization with minimal direction. Ability to analyze qualitative and quantitative information. Superior understanding of business concepts and the ability to creatively apply these to varying client needs. Ability to influence and manage clients using superior relationship building, communication, presentation, and leadership skills. Quality engagement of clients, partners, and prospects; maintain professional, positive, well-documented client communications. Exceptional attention to detail and organizational skills.
