We are seeking a Senior Project Manager (Construction) to join our Southern California team, and this role can be based in either our Los Angeles office or in our Long Beach office. This individual will oversee and manage both existing grocery store anchored shopping center and new ground-up shopping center development projects and will have day-to-day responsibility to ensure construction meets time frames and is within the established budget. This role requires a comprehensive understanding of real estate investment trusts (REITS) and the ability to manage complex construction projects, lease review, and tenant coordination, ensuring alignment with the company’s strategic objectives.
What You’ll Be Doing: Project Management: Lead the planning, execution, and delivery of ground-up shopping center projects, from initial concept through completion. Manage renovations, expansions, and upgrades of existing grocery store-anchored shopping centers. Oversee all phases of the project lifecycle, including budgeting, scheduling, procurement, construction, and closeout. Asset Management: Collaborate with Property Management teams to provide construction related insights for designing, constructing, maintaining, and enhancing new and existing assets. Assist Property Management with major capital improvement plans for existing properties, ensuring compliance with budgetary constraints and timelines. Coordinate with property management teams to ensure efficient operations and tenant satisfaction. Lease Review and Tenant Coordination: Review and interpret lease agreements, ensuring that construction and renovation plans align with lease terms. Work closely with the leasing team to ensure that tenant improvements and buildouts meet tenant specifications and company standards. Facilitate communication between tenants, leasing agents, and contractors to address and resolve any construction-related issues. Budgeting and Cost Control: Develop and manage project budgets, ensuring financial objectives are met. Monitor project expenditures and implement cost-saving measures without compromising quality or timelines. Prepare regular financial reports and forecasts for senior management. Regulatory Compliance: Ensure all projects comply with local, state, and federal regulations, including zoning, environmental, and safety standards. Obtain necessary permits and approvals for construction projects. Stakeholder Management: Serve as the primary point of contact for all project stakeholders, including internal teams, external consultants, contractors, and tenants. Regularly communicate project status, risks, and issues to senior management and other stakeholders. Quality Control and Risk Management: Implement quality control measures to ensure that construction work meets the company’s standards and specifications. Identify potential risks and develop mitigation strategies to minimize project disruptions. Team Leadership and Development: Lead and mentor project management teams, providing guidance and support to ensure successful project outcomes. Foster a collaborative and results-oriented work environment. Are You Qualified? Bachelor’s degree from an accredited institution in Construction Management, Civil Engineering, Real Estate Development, or a related field Minimum of 8 years of experience to include supervisory experience in project management, specifically in grocery store-anchored shopping centers or retail real estate development Proven track record of managing large-scale, ground-up construction projects and asset management within a REIT or similar real estate environment Strong understanding of lease agreements, tenant improvement processes, and retail real estate operations Excellent budgeting, financial analysis, and cost control skills Knowledge of local, state, and federal regulations related to construction and real estate Exceptional leadership, communication, and interpersonal skills Proficiency in project management software and tools Intermediate or higher-level proficiency with personal computers and software such as: Microsoft Office, Word, Excel and Project – proficient at redlining documents in Word Must be available to travel frequently within the region and work varying & flexible hours (including evening hours as needed to attend Planning & Zoning Commission or City Council meetings) Preferred: 10+ years of experience in retail construction project management Personal Traits We Value: Collaborative in nature and able to build constructive and effective relationships, both inside and outside the organization Expert project management skills (planning, organizing, informing/directing others, prioritizing, and time-management) Decisive problem-solving ability coupled with quantitative and analytical skills Strong communication skills (interpersonal savvy, customer focus, verbal and written acuity, ability to present effectively to various groups) Exceptional leadership and interpersonal skills Ability to work in a fast-paced environment while managing multiple projects across multiple properties simultaneously A Little Bit About Us: We own and operate premier shopping centers in suburban neighborhoods in the top cities and markets across the country. The Southern California hiring salary range for the Senior Project Manager position is between $180,000 and $200,000 annually. The base salary is just one component of the total rewards package offered to our employees, including eligibility for a 20% target bonus opportunity.
