Portfolio Marketing Manager
is responsible for implementing, tracking and reporting on the property marketing strategy for an assigned portfolio of properties located throughout Washington DC, Maryland and Virginia. The Portfolio Marketing Manager's primary duties will include development and management of digital and traditional marketing touchpoints, prospect and resident engagement and property social media. We have a
hybrid work model
with the expectation of
4 days minimum
in the DC corporate office to collaborate, innovate, and celebrate.Key Responsibilities:
Serve as primary marketing point of contact for a specific portfolio of properties focused on implementing initiatives to drive occupancy, engage prospects and enhance resident experience.Provide monthly reporting and data-based recommendations on marketing efforts including prospect engagement, email marketing, events, ILS listings and PPC campaigns.Visit communities routinely and maintain communication with property teams regarding marketing strategy and property-specific KPIs.Utilize Rent Café to ensure property websites within assigned portfolio are fully optimized, updated and accurate.Ensure leasing specials for assigned portfolio are up-to-date and incorporated throughout property websites, ILS listings and social media promotions.Maintain Google Business Profiles for assigned portfolio of properties, ensuring profiles include the latest information and are optimized for user experience.Lead social media strategy for assigned residential properties including content collection and creation, and promotions calendar for social media channels including but not limited to Facebook and Instagram.Assist with template-based graphic design needs including updating photography, floor plans, signage, event flyers and brochures using Canva.Support ongoing efforts to research, test and incorporate new marketing products and tools as needed.Act as marketing point of contact for marketing tool(s) used portfolio-wide, as assigned by supervisor.Support onboarding of new property acquisitions throughout portfolio.Provide occasional support for marketing events including open house events, exhibitions, and trade shows.Act as a brand champion to maintain brand integrity and consistency in all company materials and marketing campaigns.Develop and maintain strong working relationships with key partners including but not limited to property teams, vendors, and other BMC departments.Provides marketing budget recommendations for acquisitions and supports annual budgeting efforts for portfolio.Other functions and special projects as assigned by supervisor.Knowledge, Skills, and Abilities:
Proficient in software including Yardi, Rent Café, Yardi MarketingIQ, Canva, MailChimp, WordPress, Microsoft Office Suite.Detail-oriented.Strong time management and organizational skills.Ability to train and persuade others regarding new technology and business processes.Ability to work in a fast-paced, multi-entity environment.Ability to multi-task and follow through.Ability to work under pressure.Ability to communicate effectively.Ability to work effectively as a team contributor on applicable assignments.Ability to respond to others' needs in a timely and courteous manner.Required Education and Experience:
Bachelor's degree in Marketing, Design, Communications or related field.Three to five years related work or internship experience.Proven success in launching marketing campaigns from start to finish including demonstration of ROI.Preferences:
