Real Estate Investment & Development VP
. The right candidate will assist the Senior Vice President or Regional President as appropriate with the acquisition and development of specific real estate projects.Essential Duties and Responsibilities
include the following. Other duties may be assigned:Manage assets for specific real estate projects.Plan, direct, and coordinate acquisition and land development activities.Oversee preparation of plats and plans, supervise the bid process for construction contractors.Secure governmental approvals for development and construction with federal, state, and local jurisdiction officials.Assist with budgeting and forecasting; responsible for execution and financial performance of projects.Negotiate the acquisition of properties with landowners, attorneys, or brokers.Prepare memoranda and other documentation and analytics for corporate approval for land buys.Manage due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams.Manage and coordinate resources for all entitlement needs for land acquisitions.Monitor development phases and entitlement processes post-closing.Responsible for Homeowner’s Associations (HOA) meetings for residential land developments and operate the HOA until residents assume control.Build and maintain relationships with national, regional, and local home builders as well as commercial builders.Lead or assist with negotiations for the sale of residential lots to homebuilders as well as commercial tracts to commercial builders.Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.Must have a valid driver’s license and vehicle.Ability to travel overnight.Work with area municipalities and utility contractors.Supervisory ResponsibilitiesDirectly manages 2 or more employees.QualificationsRequired QualificationsBachelor's degree (B. A.) from four-year college or university.Ability to apply commonsense understanding to carry out instructions furnished in written, oral form, or via DRH applications.Proficiency with MS Office and email.Ability to sit for the majority of an 8-hour workday; use hands to finger, handle, or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision, distance, color vision, and peripheral vision.The noise level is generally moderate.Preferred QualificationsSeven to ten years of related experience.Come join a winning team!
