In this on-going sales role, the LO continually identifies, develops and maintains a quality network of relationships that serves as a recurring source of referrals for new mortgage lending opportunities. This network may consist of realtors, builders, attorneys, accountants and other personal and professional contacts. The LO is expected to participate in business related development opportunities, professional organizations and community efforts to promote homeownership. The LO is expected to spend thirty percent or more of their time outside their office engaged in business development activities and taking applications.The LO responds to customer inquiries and referrals that are generated from both their own contacts and from other channels including branch and Internet referrals. The LO conducts interviews with prospective borrowers in order to analyze financial and credit data, determine customer financing objectives, advise members of product/pricing policies and guidelines, and gather any additional required information. The LO ensures exceptional member service by maintaining thorough knowledge of programs, policies, procedures and regulatory requirements. They also must demonstrate a commitment to professional ethics and complying with all Federal, State and HMDA compliance policies and requirements.SUPERVISORY RESPONSIBILITIESNoneESSENTIAL FUNCTIONSDevelops and maintains successful relationships with internal and external referral sourcesProspects new mortgage lending opportunitiesMeets with members as necessary during various stages of the loan processProvides complete loan applications, with all required supporting documentation, to operations teamEnsures an exceptional member service experience by overseeing the loan process from origination to close and providing on-going communication to members and referral sourcesAchieves production and quality goalsAccepts loan applications from members and establishes a loan file. Gathers all necessary loan documents and files them as they are received. Follows up to gather missing documentation.Prepares and compiles documents for loan closing and submits to Mortgage Loan Underwriter for review.Orders and reviews all documentation, i.e., credit report, paystubs, bank statements, etc., and immediately notifies Mortgage Loan Manager of any irregularities.Takes necessary follow-up actions to assure receipt of title insurance policy and assure the Credit Union obtains original fire and flood insurance policy.Assists members with inquiries or problems and refers more serious matters to the Director Mortgage Loans.Sells and/or refers Credit Union products and services to members and prospects.Performs a variety of filing functions and preparation of various reports.Maintains up-to-date knowledge of all aspects of FHA, VA, Conventional Fixed-Rate, In-House, and Construction First Mortgage Loans, including origination, closing, and selling the loans in accordance with FHLMC and secondary market rules and regulations.Communicates with attorneys, appraisers, surveyors, contractors and other vendors that supply services to KFCU mortgage loans, and with all KFCU members, employees and staff in a friendly, professional manner.Ability to meet established productivity standards.Responsible for compliance with all Federal regulations including Bank Secrecy Act (BSA) and Office of Foreign Assets Control (OFAC)Ensures compliance with applicable federal, state and local laws and regulations.Completes all required compliance training.Maintains knowledge of and adheres to KFCU’s internal compliance policies and procedures.Takes responsibility to keep up to date with changing regulations and policies.Other Duties and Responsibilities:Attends and completes all KFCU meetings and trainings as required.Assists others within the department as directed.Attends appropriate trade and real estate meetings.Participate in marketing seminars, classes and other events that promote home ownership or efforts to generate new business.Markets to local realtors through visits and telephone correspondence.May help train less experienced Loan Originators and cross train other staff.KNOWLEDGE & SKILLSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Education:(1) A two year college degree or equivalent or (2) Completion of a specialized course of study at a business or trade school or (3) Completion of a specialized and extensive in-house training or apprenticeship program.Experience and Other Requirements:Minimum five years of experience as a successful Mortgage Loan Originator.Demonstrated record of funding mortgage loan volume that placed them in the top 40% of an annualized basis in the previous 12 months.Demonstrated understanding of mortgage processing, underwriting and closing procedures.Knowledge of conventional and government lending guidelines.Understanding of Federal Regulations for Real Estate Lending.Demonstrated ability to self-source referrals from realtors, attorneys, builders and other referral sources.Strong computer skills including a fundamental understanding of automated underwriting applications, database management and previous experience utilizing laptop technology for communication purposes including accessing rate, credit and loan status information.Strong time management skills and the ability to organize, prioritize and perform multiple tasks simultaneously.Ability to communicate clearly and effectively, both verbally and in writing, across a variety of audiences.Ability to analyze and comprehend complex financial data and provide financial alternatives.Professional and effective interpersonal skills.Must exhibit a thorough knowledge of arithmetic competency, and possesses basic clerical skills, including operating a PC.Must possess an outgoing personality with a helpful attitude and a well developed sales culture attitude towards credit union services and products.Accuracy and attention to detail required.Must possess and maintain good interpersonal skills with members and co-workers.Must possess on-going ability to keep abreast of changing policies and procedures.Must maintain confidentiality and display dependability.Overtime may be required as work and circumstances require.Must be able to meet Safe Act Mortgage Loan Officer registration requirements at all times.Must pass a criminal background check.Must demonstrate a history of financial responsibility, character and general fitness.
