The Property Manager is responsible for assisting the regional property manager in maintaining the physical asset and maximizing the financial returns from that asset in accordance with the company's objectives. The Property Manager should be a self-starter, who understands multifamily management and can apply sound judgment to make property decisions and motivate team members to deliver the superior level of service defined by Borger Residential.Essential Functions and Responsibilities

Ensure staff compliance with federal and local legislation as well as company policies.With the assistance of the regional property manager implement marketing and resident retention plan(s) and direct the actions of the leasing and management team to achieve performance objectives.Review community financial objectives and ensure community operations maximize the financial returns for the property.Implement an effective revenue collections plan to minimize delinquencies.Create staffing schedules to ensure adequate coverage to satisfy property needs.Communicate effectively with owners, regional property manager, residents, community team and vendors.Evaluate and recommend changes on rent/pricing strategies and ensure websites and printed material are accurate and updated.Ensure all customer concerns are resolved promptly and appropriately.Direct the maintenance team to ensure service requests are resolved timely and apartment turnover standards comply with company standards.Perform other duties as assigned.QualificationsMinimum of 3 years of supervisory experienceMinimum of 3 years of experience working in residential managementPrior 3rd Party Management experiencePrior Multi-Site Management ExperienceStrong Marketing/Leasing ExperienceYardi and BlueMoon experience is preferredAbility to read a budget and assist with the financial reporting for the propertyStrong verbal and written abilitiesProficiency with MS OfficeExcellent customer service skillsPrior experience managing rent control properties preferredPrior affordable housing experience preferredHigh school education or the equivalent is required; a college degree is a plus but not a requirementAbility to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functionsWork Environment and Physical DemandsWork Environment: Employee is not substantially exposed to adverse environmental conditions. The noise level in the work environment is usually moderate.Physical Demands: While performing duties of this job, employee is required to stand; walk; sit; use hands to handle objects and documents; reach with hands and arms; talk and hear. Employee may occasionally lift and/or move up to 10 pounds.

Vision: Must be sufficient to read reports, instructions, correspondence, and any other written material pertinent to your job.Hearing: Must be sufficient to understand a conversation at a normal volume, both in person and by telephone.Speech: Must be coherent to promote and market BR.Physical Mobility: Must be sufficient to move about in office and properties including climbing stairs and to drive an automobile and be able to operate office machines.
