POSITION Summary:

The Portfolio Roof Manager (PRM) will oversee all roofs and roof related projects for the entire Schnitzer Properties (SP) portfolio. They will provide day-to-day management of roof systems on all buildings within the portfolio. Position responsibilities include working with Property Management teams to facilitate re-roof projects, set up re-roof budgets, set up roof maintenance contracts and periodic roof inspections. Additionally, the PRM will work with the Development Department on all new projects to review specifications, submittals, provide post bid analysis and observe installation of roof systems on all new buildings.

ESSENTIAL FUNCTIONS/TASKS:

Manage roofs for the entire SP commercial portfolio.Compile and maintain a tracking list of all re-roof projects, major roof repairs, roof maintenance contracts and roof warranties for the entire SP portfolio. Update tracking spreadsheet on a regular basis.Work with Property Management teams to identify critical schedules and protocols for roofing projects as they relate to tenants when roofing work is occurring on occupied buildings.Capacity to handle multiple projects concurrently, in multiple regions and willingness and ability to travel to the job site if required.Re-roofing Specifications - Assemble re-roofing specifications and solicit re-roof proposals from qualified, licensed roofing contractors. Inspect roofs prior to assembling specifications to include repairs to rooftop equipment (HVAC, Security Equipment) and roof accessories (roof hatches, railings, skylights).Estimating - Assemble re-roof bid package, identify consultants and contractors to bid on projects, distribute bid documents, setup and conduct pre-bid inspection with participating contractors, assemble and distribute Addendums and review proposals.Coordinate roof Inspections as required during roof installations or re-roofing projects.Coordinate roof testing - core samplings, moisture tests.Coordinate occasional trainings and education videos to help educate Schnitzer properties maintenance teams and property managers on roofing inspection and maintenance issues to look out for.Oversee re-roof project bidding/qualify contractors and bids.Assist property management in creating/forecasting re-roof budgets.Work with facilities manager on special projects and on-going maintenance of construction processes. Help develop scopes of work, identify contractors for the work, solicit bids, write contracts, and oversee work completion.Approve pay-apps, invoices, billings - review payment applications.Provide oversight of project contractors and consultants.Conduct pre-roofing conferences with all participants, lead project meetings and produce meeting minutes.Provide managers with on-going, timely written and verbal communication regarding all projects or issues.Review re-roof contracts and MSC's.Review and respond to Change Order Requests.Review roof warranties.Negotiate and draft contract terms and scope.Interview and qualify roofing contractors, Preference given to members of the International Institute of Building Enclosure Consultants.Secure appropriate approvals, certifications, permits, etc. from city and other government agencies as required.Maintain communication and provide timely and accurate project documentation and reporting regarding project scope, design, budget, quality, and schedule agreements.Additional duties and special projects as assigned.Experience, training, skills required:

Minimum 5 years' experience in construction project management, specifically for roof systems, rooftop equipment and roof accessories.Extensive knowledge and experience with all types of roofing systems, rooftop equipment types and functions and roof accessories.Extensive knowledge of roofing manufacturer's specifications and installation guidelines.Experience in subcontractor management, client relations, construction estimating, overseeing construction/roofing projects.Excellent verbal and written communication skills.Excellent organization, problem solving, analytical and multiple tasking skills.Possess a positive outlook with ability to stay organized and efficient under pressure.Proficient computer skills, proficient in Microsoft Office. Familiarity with Yardi Property Management System a plus.Time management skills - must understand and be able to work within deadlines.Ability to provide the leadership and guidance to create a positive, team approach among members of the projects.Education:

Bachelor's Degree in construction management, engineering, or building sciences is preferred.LICENSE OR CERTIFICATE REQUIRED:

Valid Driver License and registered automobile.TRAVEL REQUIREMENTS:

Out of state travel will be required.
