Purpose: The Plant Operations Director is responsiblefor planning, organizing, developing, and directing the general operationalmaintenance, repair, and housekeeping of the Community's physical plant tomaintain proper overall operations. He/sheoversees the general maintenance and housekeeping operations to ensure that theCommunity and resident apartments are maintained in a safe, clean, andcomfortable manner. The Plant Operations Director is also responsible forcommunication and coordination with the Plant Operations Associates andschedules the necessary tasks to accomplish repairs and alterations tobuildings and equipment systems. He/she assumes responsibility for the overallcleanliness, sanitation, safety, and organization of the physical plant of theCommunity.

Responsibilities: •Performsgeneral maintenance work (light, electrical, painting, carpentry, etc.). •Aware and knowledgeable in federal and state laws and regulationsregarding assisted living/memory care, including the state's fire safety code;ensures and maintains regulatory compliance with all such regulations. •UnderstandsHVAC and can operate and maintain equipment. •Replenishesand maintains supply levels in work areas. •Assures all tools, work areas, and equipment are clean, in properworking order, and properly stored. •Assures that the Community environment and all equipment are properlymaintained for Resident comfort and convenience. •Consistently and routinely maintains and repairs equipment anddocuments any hazardous conditions. •Routinely sees that light bulbs, exit lights, room call lights, etc.,are replaced where needed. •Conducts daily inspections of buildings, grounds, and equipment todetermine necessary maintenance and repairs. •Maintainsdrawings and plans on file for the Community. •Maintains a file of manufacturer instructions and warranty informationon all equipment. •Supervises safety and fire protection and prevention programs byinspecting work areas and equipment at least weekly. •Directs teammembers and residents in the event of a fire or other emergency. •Assures that team members follow established safety practices (OSHA)and maintains the organization of the physical plant of the Community. •Responsible for maintaining the generalappearance of the building including, but not limited to, supervising,assisting and cleaning up after events, general cleanup during scheduled shift,and arranging furniture on an ongoing basis. •Maintains a Preventive Maintenance Log for all mechanical systems thatincludes a preventative maintenance schedule. •Oversees and supervises landscaping and can arrange removalcontractors to ensure quality work. •Oversees and manages maintenance contracts, electrical systems, phonesystems, fire panels, emergency response system and disaster preparedness. •Establishesand maintains an effective work-order system. •Keeps trackof monthly budget (supplies and purchased services) •Develops vendor relationships and negotiatecontracts for property, maintenance or environmental services when appropriate.Makes recommendations to the Executive Director. . •Monitors andminimizes overtime usage. •Participatesin in-service training as required by state regulations. •Maintainsconfidentiality of all pertinent Resident care information. •Responsible for weekly submission of invoices and spend-down report onExcel spreadsheet. •Ensures thatall safety rules and regulations are followed at all times. •Assures that all Material Safety Data Sheets (MSDS) are current andproperly displayed according to OSHA regulations. •Follows and promotes allsafety policies and procedures when performing maintenance service. •Routinelyperforms Resident Emergency Call System checks in each Resident unit. •Oversees andimplements initiatives of the Safety Committee. •Reports and documents all incidents/accidents to the ExecutiveDirector, regardless of severity. •Able to readand comprehend instructions, correspondence, and memos. •Able toeffectively write simple correspondence. •Basicfamiliarity with computers. •Able to effectively present information one-on-one and in small group situationsto customers, clients, and other Community team members. •Assumesresponsibility of plant operations staffing. •Effectivelytrains and supervises Plant Operations Associates. •Hires, orients, trains, motivates, counsels, disciplines, andsupervises plant operations and housekeeping staff. •Ensures team members are aware of and follow policies, procedures, andsafety measures. •Prepares workand time schedules for department team members. •Conducts regular staff meetings and training sessions to ensure teammembers expand their knowledge and expertise. •Completesperformance review for all Plant Operations Associates annually. •Managesdepartmental staffing and labor costs, including overtime. •Performsother duties as required.

Qualifications: •Must possessa High School Diploma. •Must have a minimum of four (4) years of experience in a supervisorycapacity in a maintenance plant-related position in the building industryand/or in housekeeping, responsible to handle the upkeep, repair, andmaintenance of electrical, plumbing and structural matters, including HVACsystems. •Must be knowledgeable as to maintenance and housekeeping policies andprocedures, as well as laws, regulations and guidelines governing maintenancefunctions in the Community. •Understandsthe practices surrounding proper handling of biohazardous waste. •Demonstrates competency in the performance of duties andresponsibilities through the utilization of sound judgment and the reporting ofunusual problems/conditions to the Executive Director. •Must possessa valid Driver's License, preferably a Commercial Driver's •Strongorganizational, oral, and written communication skills. •Self-motivated and ability to work with minimal supervision. •Results oriented . •Customer service orientation. •A proven team player. •Physicallyable to bend and reach. •Physicallyable to push and pull and lift up to 60 pounds at times. •Physically able tostand for extended periods of time.
