Our client is one of the leading owners, managers and developers of industrial real estate and they are seeking a
Industrial Property Manager
to join their team who will oversee a portfolio of properties in the Jamaica, Queens area.Salary/Hourly Rate:$100,000 - $120,000Position Overview:The Industrial Property Manager will be overseeing the operations and financial aspects of a portfolio of properties near JFK, including budget control and maintenance requests. The Industrial Property Manager ensure capital projects are completed on schedule and within budget, working alongside the asset manager and construction team.Responsibilities of the Industrial Property Manager:
Maintain properties in optimal operational condition
Collaborate with the maintenance team to ensure proper system upkeep and timely tenant support
Supervise service contracts and building staff, including landscaping, janitorial, and site management
Enhance property value by identifying cost-reduction strategies and improving building systems and services
Assess, develop, and implement strategies to increase property value in the short, medium, and long term
Serve as the main contact for tenants from lease initiation to expiration
Prepare annual budgets and coordinate with senior management on re-forecasting repair and maintenance, as well as capital expenses
Provide monthly updates to senior management regarding operational and financial performance
Oversee accounts receivable and accounts payable for assigned properties
Support leasing and development efforts with lease negotiations, property expense assessments, and operational considerations
Monitor and manage vacant units
Handle administrative tasks related to contract bidding, tenant services, and more
Qualifications for the Industrial Property Manager:
5+ years of commercial or industrial property management
Strong financial/accounting skills
Understanding of lease administration
Knowledge of mechanical and building systems
Industry association designation preferred
Education Requirements:
College degree is preferred but is not required
