DHI Communities is currently looking for a _Regional Service Manager-PM_. The right candidate willmaintain our Build-To-Rent communities and deliver a high level of customer satisfaction within a region. Ensure the effective planning/oversight of community maintenance, scheduling and preventative maintenance, along with support, training, and guidance for Service Managers, Service Techs and any required Operations Team support. Provideoversight of all customer warranty requests, whether by making the actual repairs or scheduling subcontractors
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Ensure all company maintenance policies and procedures are implemented and enforced within the regionManage community level maintenance teams, develop staff goals and monitor team progressDevelop and manage a preventive maintenance plan and schedule for each communityImplement and manage community safety programConsistently conduct quarterly community evaluations or as requested by operations leadership team membersProvide cost reduction recommendations, monitor and manage budget maintenance, turnover and preventative maintenance program expenditures and requirements within regionIn partnership with operations leadership team members, provide on-going direction, guidance and training to on-site service associatesRecruit and interview on-site service associatesProvide ongoing asset performance feedback to operations leadership team and asset managementCollaborate with operations leadership team members to develop policy, processes and programs to improve service operationsEvaluate, manage, and contract regional service contractors to gain economies of scale and ensure contractors are meeting the requirements of their contractsKeep informed of, and provide plans for, the assets to accommodate changes in local, state and federal code requirements as it relates to maintenance operationsCoordinate technical training such as HVAC, EPA, CPO and appliance repairConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companyEffectively communicate with various support teams to ensure quality documentation, reporting and community performanceParticipate/support as needed in special projects planningAbility to travel overnight

Required Qualifications
High school diploma or general education degree (GED)Seven plus years’ multi-site experience with increasingly responsible leadership positions within Facilities/Maintenance ManagementMust have a vehicle capable of carrying supplies, valid driver’s license with a good driving record, personal supply of general tools, and be willing to drive among designated communities in daytime and nighttimeHigh level understanding and ability to oversee repairs of HVAC, plumbing, electrical, basic carpentry, and mechanical systemsWorking knowledge of fire, life, and safety procedures and Safety Data Sheets (SDS)regulationsStrong written and verbal communication skillsAbility to utilize DHI residential warranty applications on a smart phone, tablet, or laptopAbility to apply common sense understanding to carry out instructions furnished in written, oral form or via DHI residential warranty applicationsProficiency with MS Office and emailAbility to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance, color vision and peripheral visionRegular exposure to outside weather conditions, moving mechanical parts, high precarious places and risk of electrical shock
Preferred Qualifications
Associate degree or equivalent from two-year college or technical school preferredBilingual/Spanish. Ability to read and write in Spanish a plusEPA -608 Type II minimum certification, EPA -Proctorship, CPO certification a plusCommunity onboarding and disposition experience a plus
