As one of the highest impact roles in Empora’s Operations Department, the role of Title Curative at Empora is to obtain clear and marketable title to facilitate the transfer of property and the issuance of lender’s and owner’s policies of title insurance. The Title Curative will be a hybrid position and expected to work within Empora’s normal operating hours of Monday-Friday, 9am-5pm ET.Day-to-Day Responsibilities
Execute Title Curative Functions with Excellence
Review title abstracts and chain of title, legal descriptions, surveys, lien searches, property taxes, probate, and bankruptcy documents.
Prepare or review title commitments including requirements, endorsements, and exceptions.
Cure title issues and review all clearance documentation for sufficiency.
Draft and review documents, deeds, and state-specific recording transmittal forms.
Review entity documents for authority and signature blocks.
Identify dower and witnessing requirements for documents.
Communicate and collaborate with underwriters and other employees for issue resolution and process enhancement.
Other duties as assigned.
Requirements & Qualification
An insatiable desire to challenge and change the status quo in the title industry.
A bachelor’s degree or equivalent and at least 3-5 years of experience as a title curative, including multi-state or national experience in purchase and refinance transactions.
Familiarity with assignment contracts, transactional funding, double closings, title abstracts and chain of title, legal descriptions, surveys, lien searches, property taxes, probate, bankruptcy documents.
An understanding of state-to-state curative requirements and variances.
Ability to accurately analyze and evaluate documents as they relate to the title.
Comprehensive knowledge of underwriting policies and guidelines.
Comprehensive knowledge of real estate law and title and escrow curative procedures in addition to local regulatory title insurance laws & requirements.
Operation with a sense of timeline urgency toward desired closing dates; ownership mindset, exceptional agility, and excellent problem-solving skills.
A “quarterback” mentality to collaborate with appropriate parties toward escalation resolution.
In-house examination experience is a plus.
Resident title insurance license is a plus, any additional non-resident title insurance license an added plus.
