The Project Accountant will be responsible for managing the financial activities of one or more commercial real estate projects. This role involves tracking project costs, monitoring budgets, preparing financial reports, and ensuring compliance with accounting standards. The Project Accountant will work closely with project managers, external contractors, and the accounting department to provide accurate financial data that supports decision-making throughout the lifecycle of each project.

Responsibilities
Maintain and monitor the financial health of multiple commercial real estate projects.
Prepare and track project budgets, forecasts, and cost reports.
Ensure proper allocation of project costs, including direct and indirect expenses.
Monitor actual costs against budgets and update forecasts as needed.
Ensure timely and accurate processing of accounts payable and receivable related to project activities.
Provide regular financial reports, including project status updates, cash flow forecasts, and budget variance reports.
Assist project managers in identifying and mitigating financial risks and cost overruns.
Prepare monthly, quarterly, and annual financial statements and reports as required.
Track project billing and manage change orders, lien releases, and retainages.
Ensure all project-related financial activities comply with Generally Accepted Accounting Principles (GAAP) and company policies.
Assist in internal and external audits, providing documentation and explanations of project costs and financial activities.
Ensure compliance with tax regulations, including sales tax and property tax for real estate projects.
Collaborate with project managers, engineers, and external contractors to provide real-time financial insights.
Communicate project financial performance to stakeholders, including senior management, investors, and lenders.
Coordinate with the accounting department to reconcile project-related accounts and prepare year-end close activities.
