The Right of Way Specialist will oversee and manage various aspects of land acquisition projects, including negotiations, property research, title work, and surveys. This role involves handling project planning, budgeting, scheduling, and ensuring the achievement of project objectives.Key Responsibilities:
Project Leadership : Manage and execute land rights acquisition processes for electric transmission and electric/gas distribution projects.Landowner Negotiations : Negotiate to secure new or amended right of way easements and temporary construction easements.Team Coordination : Serve as a primary point of contact between multidisciplinary project teams, including permitting, environmental, construction, engineering, and project management groups.Quality Assurance : Perform quality reviews of Land and Right of Way-related agreements, deeds, easements, leases, permits, licenses, and other real property project documents.Document Review : Oversee the quality review of Right of Way documents and entries in the stakeholder management database from field agents.Technical Presentations : Present technical data and project updates to Right of Way teams and stakeholders.Reporting : Prepare project status, technical, and acquisition reports for internal teams and client management.Documentation and Control : Handle document preparation, control, and management of meeting agendas and other project-related activities.Marketing and Business Development : Support marketing efforts and identify new project pursuits.Training and Mentoring : Train and mentor junior staff members.Compliance and Safety : Ensure adherence to company policies and site safety regulations.Requirements:Bachelor's degree in Business Administration or a related field.Ability to read and interpret title and appraisal reports and land surveys.Knowledge of general real estate law and title work.Experience with easement acquisition for utilities, including electric transmission or electric/gas distribution systems.Strong teamwork and communication skills.Ability to work independently, manage multiple tasks, and meet deadlines.Proficiency with Microsoft Office Suite (Word, Excel, PowerPoint).Valid driver's license and ability to meet company vehicle safety policy standards.Preferred certifications: SR/WA designation or other International Right of Way Association (IRWA) certifications, Real Estate Broker's license, or Sales License.
